No house should ever be on a hill or on anything. It should be of the hill. Belonging to it. Hill and house should live together each happier for the other.

One of a kind estate property in the beautiful and bucolic Stafford area between Lake Oswego and Wilsonville designed in 2012 to stand forever by an owner who while his vocation is medical, his avocation, after several years of study, is architecture. And it shows in the excellent execution of this clean-lined residence reflective of Prairie Style as an exercise in quality of materials with a restrained and deft touch. This 4-bedroom, 4 bath, 4,840 square foot home is sited to take advantage of the protective knoll of 4.64 acres which due to its' location captures light and breezes in an extremely advantageous way.

Driving into the gated entry, the property is wrought iron fenced on three sides, there is a long curving landscaped drive with a pond and small waterfall. As you come into view of the home the landscape is very reminiscent of the well-known grounds at the Allison Inn and Spa in the wine country nearby. It is hard to imagine that in less than 6 years this exquisite landscape went from a scrubby rocky meadow to an enviable private park after the couple directed the placement of over 500 specimen trees, massive boulders, and over 5,000 plants and shrubs. The fairly mature deciduous and evergreen trees were trucked in just a few at a time and the result is the feel of a landscape that has been in place for at least 2 or 3 decades. The gardens are a celebration of color most of the year with the exception of one or two months in the silence of winter, this month tall, spiky and vivid red Crocosimus are shining along the verandas. The design of the landscape as well as the home is thoughtful and use of native Pacific North West materials is a predominant feature. As the grounds have matured the design has screened much of the view of a few neighboring estates while accentuating the mountain & valley vistas looking out over the great level upper lawn which has seen many an evening of bocce ball or frisbee play. There is a peaceful quietude to this property which is noticeable and appreciated.

Once in the parking court the solid cedar board and batten home is welcoming with a natural stone-walled courtyard entry to a large glass and hemlock entry door, wide and level wrap-around the home slate patios protected with low slung wide roof eaves. The full parking court next to the attached 3 car garage can accommodate a dozen cars with ease. The eaves around the home are purposefully designed a full 4 feet wide to allow the occupants to be able to walk around the entire exterior patio area protected from the elements in all but the worst stormy weather - this also protects the exterior siding, doors, and windows from weather related wear & tear. The sweepingly wide and long front or south covered patio, with three ceiling mounted infrared heaters, has a beautiful wood burning stone fireplace with gas starter, and this fireplace is a continuation of a monolithic stone wall, a central theme of the home, that the interior and exterior of the home were designed around.

Continuing around on the (24 square) muted-charcoal toned slate tile patio you pass the large spa outside the main floor master suite and along the back of the home you come to a stunning boulder accented waterfall feature piece that can be viewed and, more importantly, heard from most rooms inside the home. Passing the waterfall there is a well-planned, raised bed kitchen garden and an attractive large board and batten garden & tool shed. The home is designed for indoor/outdoor living with multiple French doors opening to the patio. When the French doors and solar controlled skylights are opened in the great room the space becomes an open-aired pavilion, breeze-filled and serene with the sounds of the waterfall.

The thought with this home aside from highlighting natural materials was a central stone wall that had the look and feel of what could have been the remaining wall of a previous stone structure or ancient relic;-). The impressive natural stone wall which is 17 feet tall at the center peak in between the living area and the master bedroom is a spectacular structural element in beautiful grey tones with lichen still on many and the talented stonemason's work perfectly reflects the central idea of the Owner's design.

The materials used in this home were sourced to be compatible with the PNW weather. Accented with beautiful natural stone the board and batten exterior is solid cedar, stained two coats on the weather sides of the home and a single coat on the non-weather side. The impeccably maintained siding has been re-stained in the past 2 years. The framing is kiln dried wood and the wall sheeting underneath is plywood rather than particle board. The fully insulated crawl space is laid-out with the piping and utilities built-up into the large joists to allow the crawl to be fully accessible.

The home is designed for peak energy efficiency. Floors, ceilings and walls are ultra-insulated. The hot water, which has gas heat back-up, is heated through a geothermal system with 360' of loop trenched 6' deep in the front lawn area taking advantage of the steady temperature in the ground no matter what the season. This geothermal system also feeds through the heat pumps for all heating and cooling. The electricity is subsidized by solar collectors. The skylights each have a solar collector for their remote opening and closing both at the peak of the great room roof and the passive cooling stairwell. The skylights also have remote shades.

The interior stairwell to a separate living wing over the garages is designed as a passive cooling heat-stack with a solar remote-controlled skylight at the ceiling above this two-story area that is designed to pull excess heat out of the home. This stairwell is light-filled with 8 windows, more windows for moving cool breezes, and gallery walls with museum lighting. There is a beautiful custom wrought iron hand railing that is understated and a lovely accent in this space. At the landing there is a seating area that currently is used for the family piano/music room. Entering through French doors is the upper family room with custom built-ins and then a hall to two adjoining bedroom suites. Each bedroom suite features custom cabinet shelving in walk-in closets and baths with stone tile flooring, slab countertops and glass tile backsplash. The upper level ceilings are 10' and the hemlock doors are in scale with the spaces upstairs and down at 8' tall.

On the main level south side of the home the remote-controlled window shades are reflectively treated for temperature control while at the same time are translucent to allow the outdoor views to be seen while controlling the temperature.

The property's private well is filtered through a top of the line reverse osmosis system the landscape water is through a separate line from the domestic filtered water. And in keeping with the quality inside and out, this property has a Noweco Singulair biokinectic septic treatment system. Energy efficient, highly effective aerobic and filtered phases of treatment reducing need for pumping and is certified yearly.

There is a full generator back-up system, which really could be considered a commercial generator for its expansive capacity. This generator not only provides for the entire home it easily can supply back-up energy for an addition or guest cottage if added. The wiring is in place already at and under the driveway running to an area that would make an ideal guest cottage location. The property has pre-planned electrical boxes in the ground in a few other areas for possibly a future gazebo or landscape lighting additions. The landscape is irrigated by both drip and sprinkler automatic systems and several water spigots are located strategically around the acreage.

The main level. At the front entry, the slate tile seamlessly flows through into the vestibule space from the courtyard. Main living/dining/kitchen/sitting areas, the great room, have maple T&G flooring, vaulted ceilings, 17' tall at the peak with massive fir gluelam beams. This entire centerpiece space is highlighted by the central stone wall with magnificent wood burning fireplace w/gas starter. In an L-shape extending out from the stone wall is a solid divider wall of fine cherry cabinetry. The main level hallway was created by the design of this massive piece and it provides tremendous storage with the extra deep and tall cabinets on the hall side and display shelving and cabinets on the living side. Along this hall there is a quiet den/office entered through custom glass French doors with windows overlooking the waterfall feature at the back-patio area. Continuing down this hall there is a full bath with slab counter and stone tile flooring. At the end of the hall entering through another custom glass door a large craft/guest room space with a granite topped built-in desk. This room is non-conforming as it does not have a closet currently but it is considered a fourth bedroom with the home built to 4-bedroom septic standards.

In the Southeast corner of the main floor sharing the central stone wall is the gorgeous and private master suite with high ceilings, French entry and patio doors, a gas fireplace, and a master ensuite with spa tub, separate glass enclosed double shower, double vanity, heated stone tile floors, and an outstanding walk-in closet with custom designed cabinetry. All cabinetry in the home custom designed by Steve Cook of Cabinets by Steve.

While the great room living area has the statement-making stone wall and beautiful cherry divider wall. The kitchen also has a statement piece that you see immediately upon entering, highlighted under a suspended pendant and task lighting piece is a massive white and grey veined Carrera marble topped central island supported by light maple cabinetry in such a large rectangle that it required two slabs to create and can seat at least 8 comfortably. The island also contains abundant storage and has a second prep sink and a gas range. Across from the island the kitchen counters are a black granite and have Starbucks glass tile backsplash accent with stainless steel appliances, including built-in double oven, steam/microwave, French door refrigerator, and dishwasher. There is a built-in granite topped kitchen desk alcove and a full pantry. Also, a storage room that currently provides storage for wine. The laundry/mud room is spacious, with plenty of light colored cabinetry accented by a glass tile backsplash, includes the washer and dryer and a custom door in one of the cabinets to contain the basics if you have a small pet.

Easy access to the metro area, Oregon wine country and the coastal beach communities this imminently livable property is THE place for you to come home to.
