Cahermoyle House
Cahermoyle House occupies an elevated, easterly-facing situation with excellent views over the rural Limerick countryside. It comprises an ambulatory on the ground and first floors, separated from the lobby by rendered arcades with column capitals depicting different scenes, including cows and milkmaids, hunting dogs and boars. The lobby includes an impressive fireplace. The existing ground floor accommodation includes the principal reception rooms for the house.

Attached to the western elevation of the original house is a wing extension with accommodation of two storeys and including a single-storey projecting arcade. The accommodation includes service rooms and bedrooms with en suite bath/shower rooms.

To the northern elevation is an extension of modern construction providing bedroom accommodation over two storeys. Attached is a range of service rooms on the ground floor which adjoin the west wing and form a central courtyard. The service rooms include a commercial kitchen. Attached to the west wing arcade is a cruciform-plan, one and a half storey chapel with a five-bay nave, single-bay chancel and single-storey transepts to the east and west elevations.

Outbuildings
A traditional range of outbuildings lie to the rear of the house and form a courtyard. They include former stables, coach houses and stableman's quarters. There is a range of redundant farm buildings situated next to the walled garden.

Garden & Gardener's House
Situated to the north of Cahermoyle House is a walled garden with limestone quoins. A two-storey house of traditional construction is attached to the eastern side of the walled garden and off an internal track. The house is in need of complete renovation. There is an area of lawn to the front and side of Cahermoyle House and four flower beds enclosed by box hedging. An outdoor swimming pool is to the north of the house. It has not been used in recent years.

Land
The land extends to about 43 acres in total and lies within a ring-fenced block, with no excluded (unowned) property within the boundaries. The farmland extends to about 25 acres. It is presently all in grass and is used for the grazing of livestock, with much of the land suitable for silage. The farmland is presently let to a local farmer for the grazing of livestock on a seasonal basis. There are no Entitlements to the Basic Payment Scheme included in the sale. There are about 15 acres of mature deciduous woods which provide shelter, privacy and amenity.

Location and Amenities
Cahermoyle has a rural situation in the heart of County Limerick. It is 2 kilometres to the north east of the village of Ardagh which has a post office, pub/restaurant and a co-op store. Ardagh is home to the Ardagh Hoard, and in particular the Ardagh Chalice, a hoard of metalwork dating from the 8th and 9th Centuries. The chalice is thought to be one of the finest works of art dating from the 8th Century.

The heritage town of Adare is 21 kilometres to the east and provides for everyday amenities, including three hotels, a variety of restaurants, shops, petrol stations, medical centre and dentist. It is renowned for its architecture and for being one of Ireland's prettiest towns.

Cahermoyle is 40 kilometres to the south-west of Ireland's third largest city of Limerick which provides a broad range of amenities, services and education. Limerick has a main-line train station with regular services to Dublin.

Shannon Airport is 63 kilometres distant.

Primary education is available locally, while the area is well served for private schooling including Villiers School, Limerick, Cistercian College, Roscrea and Glenstal Abbey, Murroe.

Cahermoyle is very well situated for quality sporting and recreational activities. There is a number of challenging golf courses in the area including Newcastle West Golf Club, (situated on land which previously formed part of Cahermoyle Estate) and the Championship course of Adare Manor. The area is renowned for racing, with Limerick Racecourse 39 kilometres distant. There are excellent hunting packs locally including the Scarteen Black and Tans and the renowned Limerick Hunt, one of the oldest packs in Ireland.

For the field sports enthusiast, there is a number of driven and walked-up shoots in the area.

From Limerick take the M20 and filter onto the N21. Continue to Reens then turn right onto the R523 and proceed for about 4 kilometres. Turn right immediately after crossing over the stone bridge and continue for about 250 metres then take the first left. Proceed to the end of this road to arrive at the entrance to Cahermoyle.
