La Bendición farm is a unique grazing property with strategic location, very complete infrastructure and outstanding naturalresources.The property is completely sorrounded by water as it is located on the Río Negro coastline where the Baygorria lakedevelops. La Bendición has over 38km of amazing coast on the Baygorria lake with potential for both, productive andrecreation uses. All kind of nautical sports and fishing activities can be undertaken at the lake.The rolling topography at La Bendición allows for highly panoramic views of the lake from every spot of the farm, includingamazing vistas from the farm house which is located at an elevated point.La Bendición has complete and outstanding infrastructure including a charming main house with all services, completehousing for labour, several sheds, excellent stock handling facilities, a beautiful park, a large organics vegetables garden, anda spectacular polo field overlooking the Baygorria lake.From a productive perspective, La Bendición has a total area of 1614ha out of which 1370ha are used for beef/sheep/horsesstock grazing, 70ha are planted with pine trees, 130ha are native forest and the balance of the area is occupied by thehouses. The current management team has been operating La Bendición for over 6 years now with a great amount ofinvestment in infrastructure, fencing, internal roads, fields clean up, new pastures sowing, and world class beef stockgenetics.La Bendición is an operating farming system that includes a beef stock complete cycle (breeding & finishing) and a PoloArgentino breed horses stud (the only one in Uruguay). La Bendición has produced in the last cycle over 167.000 kgs of beefmeat, 17.200 kgs of sheep meat, 9.920 kgs of wool, all of which add up to an equivalent of 142 kgs of steer meat/ha. Over155 kgs/ha are expected for the current production cycle.Forestry: Given the proximity to the next UPM pulp mill basalt soils like the ones of La Bendición are being currently plantedwith Eucaliptus. In that sense over 50% of La Bendición total area can be forested (conversion from grazing and pastures toEucaliptus). UPM is already offering leasing contracts to farms within 100km of distance from Paso de los Toros of U$S 180 –200/ha/year for Eucaliptus planting.
