This mill property is in an idyllic location that guarantees tranquility and natural beauty. The property extends over approx. 15,260 square meters and is surrounded by extensive mixed forests and meadows. A picturesque stream, the Kailbach with trout, crosses the property and the surrounding forests offer numerous hiking opportunities.
The orientation of the property is oriented to the south-east, which offers a pleasant microclimate and wind protection.
Transport links are excellent as it is only 2 kilometers from the Wittlich-Liège (B) motorway. The cities of Wittlich and Bitburg are each 15 kilometers away, while the Moselle Valley and Trier are 25 and 30 kilometers away, respectively.
Building description:
The mill estate comprises three buildings, each with their own historical charm.
The mill building dates from the 11th to 12th centuries and is one of the oldest secular buildings in the Bitburg-Prüm district. Listed as a Historical Monument, it has been renovated in a medieval style. The building offers a living space of 332 square meters.
The guest house dates back to the 16th century and is also a listed building. It was renovated with great attention to detail and has a living space of 275 square meters and an expansion reserve of 178 square meters (barn/stable).
The farm building, a former office building for Count Wartenberg from 1648, has an original half-timbered structure and has a full basement. It offers a usable area of approx. 228 square meters.
The property also includes two ponds that are suitable for trout farming, as well as five wetlands with their own spring.
Renovation and energy efficiency:
The renovation of the mill building and the guest house was honored with several awards for monument preservation and building culture. High-quality historical building materials were used in order to preserve the original building stock as best as possible.
The energy efficiency in the mill building and guest house is extremely high. Floors, outer walls and the roof were insulated to a high standard and wall heating was installed. There is underfloor heating on the ground floor. The thermal energy is obtained by a maximum efficiency heat pump fed from its own injection well (geothermal). The mill building achieves energy efficiency class A+ (approx. 0 kWh/sqm/year), while the guest house achieves class A (approx. 15 kWh/sqm/year). It is also possible to install a mill wheel (approx. 11 kW) or a turbine (approx. 20 kW) to generate additional energy.
Only environmentally friendly building materials were used in the renovation. The measure was carried out with a minimal ecological footprint, among other things by recycling historical building materials such as wood fiber boards and reed mats for wall insulation as well as clay plaster for ceilings and walls. Biological sewage treatment plants also contribute to sustainability.
The mill has water rights with its own mill ditch and weir. The entire mill property is under monument protection, which offers a high historical and financial value. All repair and maintenance work is tax deductible. Although the farm building has a high historical value, it is not listed, which has the advantage that photovoltaics and any conversions are permitted without special permission.
The mill property is also flood-protected, with a flood wall that is 40 cm higher than the 100-year flood level. A drawbridge over the Kailbach and a flood protection wall and widening/deepening of the river at the end of Biermühle Straße ensure additional safety.
The large natural garden offers an unobstructed view of the valley and the forests. The soil is unpolluted and the old trees give the garden a special charm. There are three natural stone seating areas by the stream, a large children's playground with an exclusive children's house, a large sandpit, swings, a willow tipi and a play pond.
