GEOGRAPHIC POSITION On the green of Umbria, between Umbertide and Gubbio, beautiful medieval castle with chapel and 63 hectares of land, an ideal starting point for the realization of a hotel. In panoramic position, at an altitude of 500 m above the Umbrian Tiber Valley, the castle overlooks the surrounding valley and is easily reached through the municipal road network. The location is also extremely convenient as far as services are concerned, since they are readily available in Umbertide (7km; 15’), and extremely interesting for those looking forward to visiting Umbria and Tuscany: the medieval towns of Gubbio (25km; 30’) and Città di Castello (27km; 25’), Tuoro sul Trasimeno (39km; 50’), the Etruscan town of Perugia (39km; 40’) and Cortona (46km; 1h), Sansepolcro (41km; 35’), the Franciscan shrine of Assisi (52km; 50’), Castiglion Fiorentino (53km; 1h), Foligno (63km; 55’), Todi (80km; 1h 5’), Montefalco with its famous Sagrantino wine (81km; 1h 10’), Montepulciano and its Vino Nobile DOCG wine (84km; 1h 20’), Spoleto (90km; 1h 10’), the beautiful Orvieto (111km; 1h 40’) and last but not least Montalcino with its Brunello (120km; 1h 50’). DESCRIPTION OF THE BUILDINGS The castle (2,400 sqm – 25,824 sqft, 19 bedrooms and 22 bathrooms) is an imposing four-story building, currently in builder’s finish. A project has already been approved to restore and convert the building into a hotel organized as follow. - Ground floor: entrance hall, reception with luggage room, dressing room and staff WC, bar with breakfast room, professional kitchen with pantry/cool room and bathroom; - Mezzanine floor: breakfast room accessible from the underlying bar, several storage rooms, ironing room, dressing room and WC; - First floor: two ample meeting room, library, living room, suite with sitting room and bathroom and five bedrooms with en-suite bathroom; - Second floor: two suites (double bedroom, living room and bathroom) and eleven double bedrooms with en-suite bathroom. Right in front of the castle is located a chapel (126 sqm – 1,356 sqft). Religious decorations have been preserved in the chapel while the basement of the building could be used to build a wine bar with cellar. Right next to the chapel was located the warden’s house (350 sqm – 3,766 sqft, 2 bedrooms and 2 bathrooms), nowadays demolished but entirely rebuildable according to its original volume. The project for the hotel contemplates the following organization for the building, with a wellness center in the lower floors and two apartments on the uppermost floor: - Ground floor: Spa with wellness centre; - Basement: dressing room (men/women), hydrotherapic pool and technical room for the Spa; - First floor: - Apartment N°1: entrance room, living room with dining area and kitchenette, double bedroom and bathroom; - Apartment N°2: living room with dining area and kitchenette, double bedroom and bathroom. HISTORY, STATE AND FINISHES The castle was built pro custodia et defensione (to protect and defend) between Umbertide and Gubbio. The building we see nowadays was built on the ruins of another pre-existing castle (dating back to the 11th century) which had been destroyed during a siege. The building boasts a quadrangular tower (14th century) and a semicircular keep (15th century) adjoined to a rectangular fortified house (14th-15th centuries) which is the result of the union of several building over the years. As of now, the complex underwent consolidation works and is structurally in excellent conditions. The interiors of the castle need a complete restoration. The manorial chapel next to the castle, dedicated to the Virgin (as written above the door, Deiparae Virgini Dicatum, “Dedicated to the Virgin Mary Mother of God”), was built in the second half of the 18th century and consecrated in June of 1783. EXTERNAL AREA The castle is surrounded by a 9,300-sqm garden. All around, 63 hectares (155.7 acres) of land complete the property. This surface is split among mixed and coppice woodland (40.8 ha – 100.8 ac), arable and grazing land (49.7 ac) and an olive grove (2.1 ha – 5.2 ac). USE AND POTENTIAL USES The complex was originally intended as a fortress and only later converted into a countryside manor. The current conditions of the building don’t allow its use, but an eventual restoration would pave the way to several possibilities: the first one contemplates a private luxury dwelling, the second one contemplates on the other hand a luxury hotel (with an already existing project) which would be able to exploit all the twenty-two bedrooms available in the property.
