Originally modified in 1679 by Owen Williams, this is an exceptional property, believed to have been extended in 1805 to provide an imposing drawing room, which was then redesigned by Sir Clough Williams Ellis of Portmeirion fame. Amongst many fine features in the house are the high beamed ceilings, stop chamfered beams, moulded cornices carried around the walls and beams, a superb original arched stone fireplace incorporating the Owen Williams coat of arms, an oak staircase, and painted panelling. Many of the rooms have recessed windows with internal window shutters. At one time, the house was an extensive estate recorded as being over 600 acres. The house was bought by the present owner in a rundown condition, and has been beautifully and sympathetically restored since its purchase.

An oak front door opens into the reception hall with magnificent carved stone fireplace with coat of arms above, beamed ceiling, two window seats, and boarded floors. From the doorway on the left is the dining room with a fireplace, high beamed ceiling, and recessed shelving. The drawing room is accessed from here, with large French-tiled woodburner, high ceiling with central rose and moulded cornice, and a door to the rear gardens and woodland gardens.

To the right of the reception hall is a door to an inner hall, a cloakroom, a sitting room/tv room with a deep built-in cupboard and 3 sash windows, and the kitchen with a range of fitted wall and floor cupboards with worktops, oil fired Aga, built-in cupboards, fitted electric hob and oven. Off the kitchen is a small scullery with butler's sink, a boiler room (new boiler installed in 09/2018), a door to the yards at the rear of the property, and a former dairy. To the back of the reception hall is the staircase wing, with a door to the cellar. The original oak staircase, with ball finials and pendants, leads to a snug with fireplace off the first half landing, and to 4 bedrooms and 3 bathrooms, two ensuite, off the principal landing. The staircase leads on to a 5th bedroom off the second half landing and on to the extensive top floor, passing a door in the gable wall which is the access to a ‘hidden room'. The top floor has been converted from a number of small rooms to a wonderful light and airy family room, and office, with two more offices or playrooms, a further office, and a small bedroom with access to the back stairs. The main room is fully wired for WiFi, 3G and 4G.

The cottage is approached via the secondary drive, and is arranged with the 2 bedrooms and bathroom on the ground floor off an entrance hall, and an open plan kitchen/living area on the first floor. Outside is a forecourt garden, lovely rear garden, and the building itself is adorned with an espaliered pear tree. The Dower House, also accessed from the secondary drive, has the potential to provide further ancilliary 4 bedroomed accommodation.

A long private drive divides near the property, and the property itself is approached through wrought iron gates down a drive ending in a gravelled parking area. The front garden is lawned with borders, shrubs and mature trees. The Dower House, cottage, two garages, a range of dog kennels are all accessed from the secondary drive. There is a log shed and renovated kitchen courtyard with planting of mature shrubs, ferns and vine. The back garden leads to stunning, landscaped woodland gardens, all of which are Grade II* Listed and entered on the Register of Parks and Gardens of Special Historic Interest in Wales. The extensive snowdrop gardens are a result of historical planting: the snowdrops used to be picked and sent by train to Covent Garden until fairly recently. The woodland garden has feature walks and viewing platforms to make the most of the Snowdonia vistas.

The main house and cottage are flanked by the woodland gardens of about 12 acres. Behind the Dower House is a wonderful kitchen garden with established shaped beds. The pastureland totals c.22 acres.

The A55 is easily reached from the property, giving access to major regional centres in Wales and England. The area offers access to a number of state and independent schools, including Ysgol Gynradd Llandegfan and Ysgol David Hughes together with the independent St. Gerard's and Treffos School. Bangor mainline station is approximately 9 miles away (London Euston c.3 hrs 15 mins).
