DESCRIPTION OF THE BUILDING The farmhouse (210 sqm ndash; 2,260 sqft) is laid out onto two above-ground floors:- Piano terra: entrance room with dining area, living room, kitchen, pantry and bathroom. On the right side of the farmhouse is located a nice sitting room with an ancient oven. On the opposite side, an independent bedroom with en-suite bathroom is reserved for guests.- First floor: landing with library leading to two double bedrooms with en-suite bathroom. STATE AND FINISHES After two-and-a-half year of work, the farmhouse is in marvelous shape with high-end fittings and finishes.The first detail one comes across is the presence of strangely big windows: Tuscan farmhouses usually boast small windows and is pretty hard (when not impossible) to obtain permission to enlarge them. From an ldquo;energeticrdquo; point of view, small windows were a basic feature in keeping warm and cold outside the house when electricity was not yet a thing with artificial heating and air conditioning. This farmhouse was, unexpectedly Irsquo;d dare say, built with ample windows from the beginning and is thus very bright.The rustic look of the exterior clashed with carefully-refined interiors. Classical finishes of Tuscan farmhouses are nonetheless present (terracotta floors, wooden beams, wooden fixtures) but are couple with more refined and elegant touches such as the beautiful stone steps (gathered from the ruin of an old building) which seems to fluctuate mid-air, prestigious marbles in the bathrooms (from Rapolano and Carrara), bathroom fixtures and appliances of the highest quality (Miele, Bosch, Liebherr, Blanco and Smeg) and a useful but not invasive led spotlight system which allows for an excellent illumination even at night.Systems have been completely remade complying with the most recent European standards, as well as the roof which offers now an excellent thermal insulation and prevents water infiltration into the building. EXTERNAL AREA The house is embellished by a beautiful 3,450 sqm (0.8 ac) garden, carefully maintained and dotted with flowers, trees, bushes and olive trees.
