Listing of the Day

Location: Flatiron District, New York

Price: $8.325 million

This two-bedroom duplex condo sits high above the city on the 48th and 49th floors of the new Madison Square Park Tower in Manhattan’s Flatiron District.

Floor-to-ceiling windows in the 65-story glass tower offer a dramatic cityscape that includes the Empire State Building, the Chrysler Building, the clock tower at 1 Madison Avenue, the Hudson and East rivers, and Madison Square and Gramercy parks.

"It has arguably the best views in the city," said Douglas Elliman listing agent Fredrik Eklund, a star of Bravo’s "Million Dollar Listing New York." "We’re in the dead center of Manhattan and you don’t have any other tall buildings around it. And it’s very clear views here—there is literally nothing else around you."

The best part, he says, "is the living room with its double-height ceiling," Mr. Eklund said. "I don’t think there is another tower in the city, period, that has double-height ceilings and is priced below $10 million."

Sales of most of the 83 apartments in the tower have closed, and this apartment is move-in ready, he said.

The unit has split bedrooms, with the master on the upper floor.

"People like the split bedrooms because you have two entrances," Mr. Eklund said. "Let’s say you’re getting dressed in the master and you don’t want to wake up your teenage daughter who’s asleep in the other bedroom—you can sneak out early in the morning. Or when you’re entertaining, you can fall asleep in the master while the party is still going on."

The kitchen features marble countertops and backsplash, Nanz hardware, Sub-Zero and Miele appliances, and custom cabinetry by Molteni. The bathrooms have marble, custom wood vanities, recessed medicine cabinets, inset shower and tub niches, and Waterworks fixtures.

Stats

The 2,169-square-foot condo has two bedrooms and two full bathrooms.

Design pedigree

The striking exterior of the building is by the architectural firm Kohn Pedersen Fox Associates, with interiors designed by the Martin Brudnizki Design Studio.

This apartment was furnished by designer Cheryl Eisen, with a neutral color palette of smokygraysand snowy whites paired with playful pops of color and bold lighting fixtures.

"If somebody wants to buy the furnishings, that would be a separate deal," Mr. Eklund said.

Amenities

"The amenities are on five separate floors throughout the building," Mr. Eklund said. They include a fitness center, golf simulator, basketball court, children's playroom, library, billiards, cards room, and a terrace with an outdoor grill.
