Location: Upper East Side, New York

Price: $22 million

This triplex penthouse with dramatic city views occupies the top three floors of a new 19-story building on the Upper East Side, steps from Central Park.

"I don’t think I’ve ever seen another apartment that equals this one in terms of space, amenities and views," said Corcoran’s Sharon Baum.

"It just knocked my socks off and I’ve been in a lot of penthouses, a lot of apartments," she said.

Two key-fob elevators open into a private entrance hall on the main level of the penthouse, which leads to a great room measuring nearly 35-by-20 feet, with soaring floor-to-ceiling windows reaching nearly 20-feet high.

"It’s just so dramatic," Ms. Baum said. "In that great room, you feel like you’re on top of the world."

And when you’re out on the terrace, you have "full views of Central Park," she said.

Also on the main level are a dining room and a large chef’s kitchen with a breakfast area that opens onto a south-facing terrace. The windowed kitchen features wide Caldia marble counters, lacquer cabinetry, stainless-steel Gaggenau appliances, and a spacious pantry.

Just off the great room, a grand elliptical staircase leads up to a mezzanine gallery that overlooks the double-height great room. It also leads to a private 800-square-foot south-facing rooftop terrace with an outdoor kitchen, barbecue, two refrigerators, prep sink, and an outdoor wood-burning fireplace.

The lower level of the penthouse holds the four bedrooms, each with an en-suite bathroom.

"All of the bedrooms have nice views," Ms. Baum said.

The 19-story boutique building on East 86th Street, which opened in spring 2017, has just 15 units. "Most are full-floor, a couple are half floors," she said. "Five apartments have moved in."

The furnishings are not included, but could be negotiated in a separate deal, she said. "They spent a lot of money staging this apartment, and the staging company did a great job."

Stats

The 4,932-square-foot condo has four bedrooms, four full bathrooms and two powder rooms.

Amenities

The apartment features a full laundry room, with side-by-side Bosch washer/dryer units, a linen closet, and sink, and its full-apartment amenities include a Lutron lighting system and multi-zone HVAC system.

Building amenities include a 24-hour doorman, residents’ library, fitness center, kids' playroom, climate-controlled wine room with individual wine lockers for each apartment, individual storage rooms (included with purchase), and bicycle storage. There is also direct access from the lower level of the building to a garage on East 85th Street (parking space not included in the monthly charges).

Neighborhood notes

The building is between Park and Madison avenues and very close to Central Park, the Metropolitan Museum of Art and some of the best private schools in the city.

"The sales that we’ve made have all been to people in the neighborhood, with kids in school," Ms. Baum said.

"The building is small and intimate and located where everything is," she added.

The scale of the building and this penthouse are very much in keeping with the rest of the neighborhood, Ms. Baum said.

"In those really high skyscrapers, you lose contact with the rest of the world," she said. "And the wind in those buildings makes the outdoor spaces almost prohibitive."
