Sprawling Penthouse at the Eastern Edge of Manhattan’s Billionaire’s Row

This full-floor penthouse at the eastern edge of Manhattan’s Billionaire’s Row has been newly dressed up and decked out by IMG, a full-service luxury interior design and marketing firm.

And the 65th-floor penthouse has a new price tag—$29.75 million, down from $37.5 million when it was first listed in October 2017.

"It’s the only penthouse in the building, so it really is the true crown jewel," said Stribling’s Pamela D’Arc. "There are not four floors of penthouses."

"There is truly nothing like it on the market at this size and this price point," she said.

"It’s a private floor, too," she added.

The over-8,000-square-foot penthouse has nearly floor-to-ceiling curved windows with stunning wall-to-wall city views in every direction.

"There is an enormous amount of space around our building, so I think our views are really superior," Ms. D’Arc said.

Designed by the Skidmore, Owings & Merrill (SOM) architecture firm, the 65-story building between Second and Third avenues is characterized by its curvaceous glass angles and interiors by Daniel Romualdez.

World Wide Group and Rose Associates are the co-developers of the tower.

The building is now 95% sold, Ms. D’Arc said, and people began moving in one year ago.

"It has become an incredibly cohesive community with people that really do socialize and use the amenities," she said.

Architectural details within the penthouse include 12-foot, 9-inch ceilings, white oak floors, a living room fireplace, two private balconies, oversized glass walls, and a large laundry room.

"It truly is a wow apartment," Ms. D’Arc said.

"When you walk in, you have east, north and west views. You see both rivers, the George Washington Bridge, all of Central Park," she said.

A large living and dining area for entertaining spans the whole north side of the apartment, with an Eggersmann kitchen designed by Daniel Romualdez along with a secondary kitchen.

Kitchen finishes include white HanStone glass quartz countertops and backsplash, horizontal-grain walnut cabinetry and Miele appliances.

Wrapping the southern end of the penthouse is a private and very large master suite with east and south views that include the East River and beyond, New York Harbor and the Chrysler Building. The master suite has a pair of windowed bathrooms along with two generously sized dressing rooms, a wet bar, and a deep balcony.

All of the four additional bedrooms off the hallway have windowed en-suite baths and stunning city views.

"People can either build it out or leave it as is," Ms. D’Arc said.  I’m finding that a lot of people like the loft-like feel of it."

The IMG furnishings are not included in the price, but they could be sold separately.

"It’s the quieter end of 57th Street, with a residential feel, but it’s close to shopping areas," Ms. D’Arc said.

"The neighborhood has changed so much with all of the new construction," she said. "It still has the Old World charm of the Sutton area but with a changing retail scene."
