A sprawling equestrian compound in the heart of Wellington, Florida, has become available just in time for the state’s Winter Equestrian Festival. But avid horseracing fans or other interested buyers will need to fork out $45 million to claim an owner’s title.

This is the first time the 33.5-acre property has hit the market since 2005, according to listing agent David Welles from Equestrian Sotheby’s International Realty.

Wellington, a village in Palm Beach County,  is known as the capital of the world’s winter equestrian festival. The next festival kicks off Jan. 11.

"As the winter equestrian season is drawing near, I see additional interests in this property where top horses have been stabled," said Mr. Welles.

On the property are two barns—the Grand Prix Barn and the Ranch Barn—with a total of 32 stalls, featuring brass horse water faucets, vaulted cypress ceilings and handmade chandeliers and pillars.

The Owner’s Quarters is a luxurious one bedroom built in 2009. Five other bedrooms are spread across a guest cottage and a separate building housing staff.

Other amenities include a nine-acre Argentine Bermudian grass jump field with a half-mile gallop track and a lighted tennis court with a custom tennis pavilion.

Horses and furniture are not included in the asking price, according to Mr. Welles, who declined to identify the current owners.

However, property records show that E. Hunter Harrison, president and chief executive of Canadian Pacific Railway, and Ira J. Gumberg, a prominent Pittsburgh businessman and a trustee of University of Pittsburgh, both own a stake in the property.

Representatives from Canadian Pacific Railway say they do not comment on Mr. Harrison’s personal matters. Mr. Gumberg didn’t immediately respond to request for comment.
