San Francisco’s Crop of Upscale Condos Launching This Fall

Dogpatch and Mid-Market buildings pay homage to past with original brick facade, stained glass

After a slow summer in San Francisco, the fall has started with condo inventory down a bit, too. But according to a recent report from Paragon Real Estate there’s likely to be an increase in luxury resale apartments and houses coming to the market in the coming months.

And for both new and resale condos, buyers can expect to pay top dollar. As Paragon reported this month, the three-month rolling median sales price for a condo in the city was $1.16 million for condos, with the average price per square foot value $1,056, as of Sept. 1.

The crop of new developments hitting the market this fall found certain architectural design elements from former buildings that stood on the land to conserve. At 815 Tennessee, the developers maintained an original brick façade as a departure from the more common sight of an all-glass exterior. Meanwhile, stained-glass windows give Stage 1075 a unique look that sets it apart from neighboring developments. While the two developments are modern and full of the amenities that discerning city dwellers have come to expect, there still exists nods to the city’s heritage.

Here is a look at some of the developments to look for in the upcoming months:

1. 815 Tennessee, 815 Tennessee St., Dogpatch

This new batch of 69 condos is situated on Tennessee Street between 19th and 20th streets and nestled between Potrero Point on the San Francisco Bay to the east and Esprit Park to the west. With the same development team behind 8 Octavia, 450 Hayes, and 400 Grove (DM Development) and the same interior designers that have their hands in many of new condo buildings across the city (Edmonds + Lee Architects), 815 Tennessee has the same high-design quality as many neighboring buildings.

The original brick façade of the former factory that occupied the site was maintained in the design by the developers. The five-story building offers an entry courtyard, lobby, and rooftop terrace for residents to enjoy. Residents and the public alike can make use of the “pocket park” on the property. Inside, the units range from 591 to 1,244 square feet. Construction is expected to be completed in early 2018.

2. Stage 1075, 1075 Market St., Mid-Market

Located one block from the Civic Center BART station, Stage 1075 will feature 90 modern residential units in the Mid-Market section of San Francisco. A key feature of this new development is the restored stained glass windows that were once a part of the Market Street Cinema, which was an adult entertainment venue up until the mid-2000s and previously stood on the site.

The ground floor of the multi-use building will feature retail, possibly of the restaurant and/or bar variety, though details have not been announced. The building is within walking distance of some of San Francisco’s most high-end shopping options and restaurants, as well as museums, theaters and Union Square. Construction, which began in 2016, is expected to be completed in February 2018.

3. The Alexandria, 369 18th Ave., Richmond District

The residences at The Alexandria are part of a larger revitalization effort of the Alexandria Theater. Once completed, the former theater will house two public swimming pools on the first floor, and classrooms and office space on the second and third floors (as reported by SF Examiner). On the lot behind the theater, 43 condos with ground-floor retail space will be built. Construction is underway, and sales for condos at The Alexandria are expected to launch early in 2018.
