Sales Launched at Rafael Viñoly’s New Manhattan Tower

88-story building in the Financial District has 273 units, going from $1.2 million to $6 million

Rafael Viñoly has designs on downtown Manhattan.

Sales launched late last week at the architect’s 88-story, 912-foot-tall luxury building at 125 Greenwich Street in the Financial District.

Developed by Bizzi & Partners and with interiors by March & White, sales at the condominium began Thursday.

Location is just one of the selling points of the tall and slender new building, which is set to be completed by 2019, according to Marc Palermo, senior vice president of Douglas Elliman Development Marketing. He pointed to a rebirth of the city’s downtown, which once was purely a financial hub and not a residential neighborhood.

"Most of New York’s creative companies are downtown now," Mr. Palermo said in an interview on Monday, noting that both the architect and interior design firm have offices in lower Manhattan. "They all live and work downtown now. ... It’s not just 9-to-5 anymore."

The building also offers stellar views, framed by Mr. Viñoly’s curved glass façade. The Hudson River, the Statue of Liberty and the city’s skyline will all be part of the panoramic. The building is just one block from the Santiago Calatrava-designed Oculus and One World Trade Center.

There will be 273 units in the building, with studios starting at $1.2 million for between 418 and 665 square feet. Three-bedrooms range from 1,932 to 3,960 square feet and start at $4.625 million. The most expensive apartment currently available is a two-bedroom, two-and-a-half bathroom on the 80th floor for $6 million. Details on the penthouse will be released at a later date.

"The landmark tower’s structure is essentially two giant upended I-beams that facilitate anearly column-free interior for highly flexible residential configurations," Mr. Viñoly said in a statement. "A curtain wall system with rounded corners that efficiently mitigate wind pressure—and take full advantage of the panoramic views—completes an elegant structural solution."

Mr. Vinoly is famous for Manhattan’s 432 Park Avenue, the tallest residential skyscraper in the world.

In the past, developers often created more larger apartments for families, but that’s not the case at 125 Greenwich Street. The new development will have 190 studios and one-bedrooms, in hopes of attracting "underserved potential owners," Mr. Palermo said, including single professionals or young couples working in the area.

And unlike at other developments, the smaller apartments aren’t just tucked away on the lower floors, according to Mr. Palermo. Many of those residences are at above 500 feet and have tremendous views.

All the building’s residents will be able to enjoy the amenities and views from the top three floors.

The apartments themselves have been outfitted with deluxe details and state-of-the-art finishes. March & White, the interior designers, took cues from their work designing superyachts to create efficient city spaces.

That includes custom millwork "inspired by yachting and automotive design," concealed Miele appliances in the kitchen, Calacatta Covelano marble bathrooms and radiant heating.

Apartments are offered in three color palettes, which "were inspired by the exceptional views," said Elliot March, co-founder of March & White, in a statement.

All the building’s residents will be able to enjoy the amenities and views from the top three floors, where the common spaces have been planned. In addition to private entertaining and dining areas, there’s also a 50-foot lap pool, spa, sauna and steam room, and fitness center with a private training room and yoga studio.
