Puck Penthouse IV Hits the Market Again, Now For $35 Million

The 6,000-square-foot residence boasts expansive outdoor terrace and a viewing garden

If a top-floor penthouse in one of Midtown Manhattan’s sleek skyscrapers doesn’t quite appeal to  you, now there’s a chance to snatch one that’s just as lavish, but in a low-rise in Nolita, instead, just steps from SoHo.

Penthouse IV, one of the six bespoke penthouses in the Puck Building, a Romanesque Revival style architecture designed by Albert Wagner in 1885, has returned to the market after a two-year hiatus, with a higher price tag and a different broker, too.

The 6,000-square-foot residence is now listed for $35 million by Town Residential. Public records show that it last hit the market for $27.5 million in 2014 by Douglas Elliman. It was listed as a $85,000-per-month rental earlier this year.

"We priced the penthouse competitively based on other comparable properties," listing agent Dana Power told Mansion Global when asked about the price increase.

The penthouse, which includes four bedrooms, five-and-a-half bathrooms, was custom designed by Fox-Nahem Associates. The loft-style living room has a full-height steel fireplace. The chef’s kitchen is equipped with top-of-the-line appliances.

The master suite comes with two full baths, steam showers, soaking tubs, a waterproof TV, and two dressing rooms. There’s also a media room with a home theater and a blackened steel and glass-top bar.

Outdoors, the newly designed terrace offers over 2,000 square feet of space with multiple seating and lounging areas. Upgrades include a custom fountain, a hot tub with retractable cover and a waterproof outdoor TV. In addition, the terrace is set atop a nearly 3,000-square-foot private viewing garden below.

"It is one of the best trophy penthouses in New York with expansive outdoor space, perfect for urban living at its finest," Ms. Power said. She declined to identify the seller.

According to public information, the building is owned by Kushner Cos., whose CEO is Jared Kushner, Ivanka Trump’s husband.

In February, Penthouse II in the building was sold for $28 million, a bargain from the listing price of $35.1 million.

Amenities offered by the luxury condominium include a full-time doorman and concierge, in-residence service and catering from the Chef’s Club.
