Penthouse South at 70 Vestry Coming on Market for $65M

A $65 million penthouse in 70 Vestry, a Robert A.M. Stern-designed luxury condominium in Manhattan’s Tribeca neighborhood, will hit the market Wednesday, Mansion Global has learned.  

The apartment will be the most expensive residence in the 46-unit building, according to the developer.

Known as Penthouse South , this residence is also the building’s largest unit, boasting over 7,800 square feet of interior space and 3,687 square feet of private outdoor space, according to Benjamin Joseph, executive vice president at Related Companies, the building’s developer. It spans the top two—13th and 14th— floors,  of the building and the rooftop terrace.

"The sheer size of the living spaces coupled with remarkable waterfront and city views make this unit unheard of in new development in Tribeca," said Mr. Joseph. "This penthouse even has room for a private pool if the purchaser requests," he noted.  

The entertainment level includes a 36-foot corner living room with a fireplace, a formal dining room and full-sized kitchen and an adjacent breakfast room, according to Mr. Joseph. The unit also features a library, a solarium with a wet bar and a study, each with double doors opening onto nearly 1,500-square-foot terraces.

The lower level offers a master bedroom suite featuring dual en-suite bathrooms, a dressing room and three walk-in closets, four additional bedrooms with en-suite bathrooms, an eat-in kitchen and a family room. Double doors off the kitchen and family room lead to a private terrace with Hudson River views.

The 14-story limestone building has recently topped out and tenants should be able to move in early next year.

The building is over 60% sold, accounting for $400 million of residences under contract since launching last spring, according to Mr. Joseph.

Among the off-floor-plan buyers are New England Patriots quarterback Tom Brady and his supermodel wife, Gisele Bündchen, who purchased a five-bedroom, 5,000-square-foot unit for $20 million last year.

Another grand-scale unit, Penthouse North, one of just two penthouses on the building’s top two floors, was sold for $50 million off the market, according to Mr. Joseph. The  6,547-square-foot penthouse has four bedrooms, two terraces and a roof deck.

Currently, there are eight active listings in the building, with prices ranging from $7.25 million to $26 million.

Amenities in the condominium building include a wellness level with an 82-foot swimming pool, a private squash court, a billiards room, an enclosed motor court and parking garage.

Tribeca was the most expensive neighborhood in New York City in 2016, according to data from Propertyshark.com. There were 436 residential transactions with a median price of $4.15 million, representing a 19% increase from 2015. In comparison, the second most expensive neighborhood, Soho, had 164 sales last year, with a median price of $3.52 million.

Rich and famous residents in the area include Taylor Swift and Robert De Niro.
