Penthouse in One of the World’s Tallest Buildings Sets Price Record for 2016

A penthouse at 432 Park Ave., the tallest residential building in the western hemisphere, has become Manhattan’s most expensive sale of the year so far. The five-bedroom, 8,055-square-foot condo with views of the entire city and Central Park changed hands for $76.5 million last week, according to Olshan Realty’s latest luxury report. Amenities at 432 Park Ave on Billionaires’ Row in Midtown Manhattan, which was designed by Uruguayan starchitect Rafael Viñoly, include a fitness center, a 75-foot pool, private dining, parking, a garden and a children’s playroom.

Last year another penthouse was sold for $95 million to an undisclosed buyer, although this was not enough to knock the One57 tower off its perch as Manhattan’s most expensive building. And soon 432 Park Ave. will not be Manhattan’s tallest residential building. It will be surpassed by 111 West 57th Street and Central Park Tower, which are both due to be completed in 2018.

Plans for the skyscraper were recently unveiled by developers. Not only will it be the tallest residential building in the world, but it will also be home to the largest indoor ski resort. At $12.5 million, the second most expensive sale last week was a 3-bedroom duplex at 135 West 4th Street, a former Methodist Church that was converted into an 8-unit condominium called the Novare. This particular apartment in the Greenwich Village block last sold in 2010 for $6.3 million.

While this was up slightly from 28 signed contracts in the previous week, sales have failed to break through the 30 mark so far this year. The average asking price was $9.7 million, while the average number of days a property spent on the market was 260.
