Palladian-Style Villa Outside Las Vegas to Hit Auction Block Next Month

Three-story residence has landscaping modeled after 15th century homes in Rome and Florence

A one-of-a-kind Italian Palladian-style villa about 10 minutes south of the Las Vegas Strip is going under the hammer on May 17. The owner will accept offers that exceed $7 million, Mansion Global has learned.

The three-story residence was featured on Bravo’s real estate-focused talk show "Property Envy" in 2013, when it was valued at $16 million to $16.5 million, according to Todd Good, president of Accelerated Marketing Group, which is handling the auction.

Listing records showed that the property was last on the market for $9.5 million in April 2016.

The house, built from 2002 to 2007, was designed by John Fernández, an Atlanta-based Cuba-born designer and decorator whose portfolio ranges from traditional European design to clean contemporary. Property records show that the home is owned through an LLC.

The request from the original and sole owner, who chose to remain anonymous, was that the home be built as authentically Italian as possible, according to Mr. Good. No cost was spared. 

"At the beginning of the design process, the client said to me, ‘If you need to go to Italy, go to Italy,’" Mr. Fernandez said. He spent five years on the home’s interiors, decoration and landscaping, traveling to Italy to research antiquities and architectural details common in 16th -to-18th-century Italian residences.

The finished home emulates Italianate style in every detail. "You do feel like you are in Italy when you are on the grounds, from the cobblestone driveway to the sculptures throughout," Mr. Good said.

The landscaping was modeled after classic 15th century villas in Rome and Florence. The Renaissance-inspired fountains and statues flanking the entrance were commissioned specifically for the home by Evgeni Vodenitcharov, the artist responsible for much of The Venetian Las Vegas resort-casino’s collection, according to Mr. Good.

Inside, the residence has five bedrooms, seven-and-a-half bathrooms, with a total of 17,000 square feet of living space. The Grand Salon features 40-foot high ceilings, large fireplaces and a frieze crafted by local artisans.

In the formal dining area, a mural—hand-painted by a local artist over several months—depicts Italian pastoral scenes. Many of the home’s paintings, sculptures, and decorative furnishings are original pieces dating back to the Renaissance period, including a 16th century chair that sits just outside the master suite.

"They are museum-class," Mr. Good said, noting that furnitures and furnishings are for sale separately.
