One of Kiawah Island’s Priciest Homes Sells for $15.25 Million

The South Carolina property is located on an exclusive island and was built in 2005

A luxury estate on South Carolina’s Kiawah Island has sold for $15.25 million. The sale makes it one of the highest on-the-market sales recorded on the island, according to property records.

The seller was Michael McBride, chairman of the Board of Directors of HMR Veterans Services, Inc., according to property records. Mr. McBride purchased the property in 2016 for $12.25 million, property records show. Records do not yet show the purchaser.

The seven-bedroom, 12-bathroom island retreat was built in 2005 by Russ Cooper and Associates and designed by architecture firm Shope Reno Wharton, according to its listing. Facing the Atlantic Ocean, the home on Blue Heron Pond Road, was featured in Architectural Digest in June 2009; the article praised  the architects for their thoughtful and exquisite craftsmanship of the home.

Middleton Rutledge of Daniel Ravenel Sotheby’s International Realty was the broker in this transaction, which closed on July 20, representing both the buyer and the seller, according to a statement from Sotheby’s International Realty.

"The house is spectacular,"  Mr. Rutledge said. The estate is unique because it’s very private,  with a long driveway leading to the main house, and set on an unusually large plot of land for Kiawah, at 11.7 acres.  "Most single-family lots on the island are anywhere from a third of an acre to an acre, in size," he said.  It also has deep water access.

Inside, the home comes fully furnished by Jacquelynne P. Lanham Designs of Atlanta, which has attracted luxury buyers to the property, Mr. Rutledge said. The interiors feature a professional chef’s kitchen and top-of-the-line finishes with marble countertops and custom-built cabinets. Other notable amenities are a wine cellar, butler’s pantry, media room, stocking room and a mahogany paneled study, according to the listing.

Highlights of the exterior include a separate guest house, infinity pool, sunrise and sunset porches, a summer kitchen, pavilion with an outdoor fireplace, and an outdoor dining room, according to the listing.

Kiawah Island is located around 21 miles southwest of Charleston and is mainly operated as a gated resort, known for its beaches and the golfing facilities at the Kiawah Island Golf Resort. "One of the finest golf and tennis resorts in the entire southeast," is located on the island, Mr. Rutledge said.
