Location: Kiawah Island, South Carolina

Price: $11.225 million

The North has Nantucket and Martha’s Vineyard, slightly-off-the-coast islands known just as much for their summer beach offerings as their quaint Americana charm. In the south, there’s Kiawah Island. Located 21 miles off Charleston, Kiawah has sweeping, white sand beaches, lush wildlife-packed trails for hiking and biking, and golf—lots of it. There are five championship golf courses on an island no bigger than 13 square miles.

It’s the perfect location for a summer house, and on Kiawah Island, they’re mostly all sprawling. Like this one, a Mediterranean-inspired build "situated on 125 feet of Kiawah Island's private beach," said listing agent Tricia Flanagan of Kiawah Island Real Estate. "This home boasts never-ending Atlantic Ocean views from almost every vantage point."

Inside, expect the ultimate in luxury, Tuscan-style. The home "incorporates open spaces that flow seamlessly from inside and out, from the covered lanai surrounded by tropical landscaping on the ground floor to the open-air loggia on the main level and the private balconies from the upstairs bedrooms," Ms. Flanagan said. The materials and architectural detailing demonstrate the home’s elegance: rich walnut and Jerusalem gold stone flooring, arched entries and alcoves, beamed and coffered ceilings, Venetian plaster accents, and hand-hewn wrought iron.

The Stats

The lot size of the home is 1.87 acres, with a building footprint of 7,845 square feet. Five bedrooms, five bathrooms, and three half-bathrooms make up the living quarters, while a game room, media room, and pool round out the amenities.

Design Pedigree

Though the style is decidedly Tuscan, architect Chris Rose designed 130 Ocean Palms Court to represent the plants and water of the Lowcountry, and situated it in such a way as to interplay with the sun and breezes. "It’s an ideal complement to Kiawah’s immense natural beauty," Ms. Flanagan said.

To further utilize the home’s surroundings as inspiration, "world-renowned artist Andrew Mastriani masterfully customized the interior with specialized murals, trompe l’oeil, and European plaster. Inside, the grand foyer welcomes you with an exquisite chandelier embraced by a hand-painted, gilded dome depicting the ever-changing Kiawah landscapes."

Amenities

Ownership of the home comes with a Kiawah Island Club Membership, which is exclusive to property owners on the Island. "Kiawah Island boasts seven elite courses, including two of the top 100 residential courses in the U.S.—Cassique and The River Course—which are reserved for Kiawah Island Club members only," Ms. Flanagan said. There’s a Sporting Club with 800 acres of clay targets, skeet, and trap.

"Inspired by local Lowcountry flavors, restaurant options include Voysey’s, with consulting chef Tom Colicchio of ‘Top Chef,’" she added, "and boat owners have access to a concierge service that takes care of all maintenance and docking." In short, there’s no lack of things to do here.
