New Yorkers Get Condos of All Styles and Types This Fall

From one-bedroom to five-bedroom apartments, plus townhouses

Much like the weather this time of year, New York’s real estate forecast for fall is mixed.

On the one hand, in the second quarter of 2017, sales jumped 15.2% year-on-year in Manhattan, according to the latest report by Douglas Elliman Real Estate. New development closings rose over 10%, accounting for 17.6% of market share. The average and median new development prices reached record highs in Manhattan as well as in Brooklyn, where the median sales price rose over 20%, to $795,000, a record.

But according to Douglas Elliman, there’s also been an increase of inventory in the new development category, as resales of existing apartments, the strongest category, went down, and we saw the lowest volume of all-cash sales in three years.

Undoubtedly, the market stalled over the summer, punctuated by one week in August when, according to the weekly Olshan Report, no contracts for homes over $10 million were signed, something that hadn’t happened since Oct. 29, 2012, the week Superstorm Sandy hit.

Of course, a lot of that bad news could be seasonal (wealthy New Yorkers tend to leave town as much as possible during the summer, after all). As temperatures cool and everyone comes back to the city, it remains to be seen what will happen.

One thing is for sure, buyers will have many choices, with projects of all types—and across many neighborhoods launching sales in the coming months.

1. 200 East 21st St., Gramercy

With this new project, a stone’s throw away from Gramercy Park (note: owners don’t get a key to the private and highly coveted park), Alfa Development adds to its collection of sustainable projects. The 21-story building, launching this fall with occupancy expected in late 2018, is targeting LEED Gold Certification and will have many green features, such as solar powered hot water, insulation to reduce energy use, rainwater collection, and air purification control. The interiors were designed by Champalimaud. This property is hitting the market this month.

2. 250 West 81st St., Upper West Side

This 31-unit building, launching in October, is being developed by Alchemy Properties, the same developer behind the Woolworth Tower Residences in Tribeca, and designed by Robert A.M. Stern Architects. Mr. Stern is the former dean of the Yale School of Architecture, and the man behind the famed 15 Central Park West, and is known for working classical elements into his buildings. The tower will have a unique top, which marries with the classical style of the neighborhood.

3. 27 East 79th St., Upper East Side

This boutique project has a prime Upper East Side location, half a block from Central Park. Developed by Adellco and designed by Cabinet Alberto Pinto, this collection of eight duplexes is set to launch sometime this fall.

4. 80 East 10th St., Greenwich Village

A boutique project located on 10th Street, right off Cooper Square, the modern, metallic-textured façade houses 12 apartments ranging from half to full floors with clean lines, columns and floor-to-ceiling windows.

The project offers a wide range of apartment sizes, and notably, five-bedroom units, for the feel of a house located within a new build. It’s slated to launch in early fall.

5. 277 Fifth Ave., NoMad

Located between 29th and 30th streets, this new soaring tower with 130 units, designed by acclaimed architect Rafael Viñoly, is set to provide views of uptown, downtown and every direction.

The apartments range widely in terms of size, from 828 to 4,520 square feet and from one to four bedrooms, with interiors designed by Jeffrey Beers. The interiors will have wide-plank oak floors, 10-foot or higher ceilings and open kitchens with marble counters, wine fridges and Miele ranges. Every unit in this tower, which hit the market in early September, has at least two exposures in the view.

6. 150 Wooster, 150 Wooster St., SoHo

This new luxury boutique condominium in the center of SoHo is located at one of the neighborhood’s last remaining lots in the Cast-Iron Historic District. The façade pays homage to the neighborhood’s past, with handmade brick from Denmark, limestone piers, metal detailing and a steel cornice.

Inside, the six residences (which begin at a massive 4,270 square feet) will feature clean lines and modern sensibility, plenty of sunshine, and extend over single floors, with a duplex penthouse. It’s launching this month

7. 40 Bleecker, 40 Bleecker St., NoHo

Located on one of the most desirable blocks in NoHo, this new development brings a hip fashion sensibility to a new development. The interiors are designed by Ryan Korban, who has designed homes for James Franco, Kanye West and Alexander Wang, as well as the nearby Balenciaga store.

The curving façade, designed by Rawlings Architects, and the interior courtyard, designed by Hollander Design, completes the exterior package. The building, launching this fall, also offers some features very rare for the neighborhood: 12 stories… and parking.

8. 550 West 29th St., West Chelsea

This project, the sixth in the area by developer Tamarkin, further transforms Chelsea and the area near the Highline. The building, which is launching early this fall, features a stark minimalist design, paying homage to turn-of-the-19th century industrial and utilitarian architecture.

The design is singular and strong, with hand-cast limestone Roman bricks and metal casement windows. There are four single-story apartments, 12 duplexes and three penthouses. Each features 20-foot ceilings and multi-paneled glass windows for sweeping views over the Highline, the Hudson River and Chelsea. More than half of the units have private 750-square-foot terraces.

This soaring vertical tower is designed by Morris Adjmi Architects, with a façade of extensive windows and changing patterns of framing, ranging from grids to arches, to a lattice. This 42-unit building, launching this month, offers a mix of one-, two- and three-bedroom units, many of which take up a full floor, as well as a duplex penthouse.

10. 11 Beach Street, Tribeca

This series of three townhouses attached to a larger residential tower provides townhouse living with a lot of extras. Designed by Thomas Juul-Hansen, the proportions are larger than many more traditional townhouses, with units ranging from 4,700 square feet to over 6,100 square feet.

The homes are 23-feet wide and ceilings extend up to 13-feet high. One of the townhouses has a private elevator, and each has a private underground spa tiled with floor-to-ceiling imported stone, with a steam room, sauna, rain shower, fitness area, and 50-foot private pool. The townhouses also have access to the amenities of the connected building. The townhouses launch with a fully completed model unit in October.

1. 211 Schermerhorn, 211 Schermerhorn St., Boerum Hill

This boutique condominium is being built in a part of Brooklyn that’s recently been overrun with tall buildings. Designed by Morris Adjmi, Sarah Jessica Parker’s architect, the façade will feature Petersen brick and eight-foot casement-style windows to fit in with the architectural style of the neighborhood.

The project, which is launching in October, will have 48 units, ranging from one to three bedrooms.

This tower is set to soar, becoming one of the tallest skyscrapers in downtown Brooklyn with 458 residences. Launching in October, the building’s custom interiors will feature over-sized windows that offer views of the Manhattan skyline and the water.

The tower is the last piece of the City Point Development, which features over 6,000 square feet of retail, including the dine-in Alamo Drafthouse movie theater, Dekalb Market and Trader Joe’s.

This boutique project is well located in Williamsburg, close to transportation and Nitehawk Cinema. The units in 62 North 3rd all have outdoor space, either in the form of balconies or terraces, and the project offers a wide range of unit sizes.

66 North 3rd has five units, one three-bedroom and four four-bedrooms. 62 North 3rd, has eight units: one four-bedroom, one three-bedroom, and six- one and two- bedroom units. Kimberly Peck designed the interiors. The project is expected to launch this month.
