New York City to Welcome New Townhouses, Towers This Summer

Unlike much of the Big Apple, New York City’s new development market doesn’t take the summer off.  While the coming season is nowhere near as busy as fall and spring, there are plenty of exciting projects launching  in Manhattan and Brooklyn in the coming months.

There seems to be increasing demand from high-end buyers, according to recent market data. The Corcoran Market Quarterly Report from the first quarter of 2017 showed that contract activity in Manhattan increased year over year for the first time in six years. In Manhattan, pricing remains relatively stable, with the average sales price increasing just 1% to $2.149 million, and the median falling by 1% to $1.134 million.

In Brooklyn, the market is faring better. According to Corcoran, the first quarter of 2017 was the strongest first quarter in six years in the borough, driven by demand for larger residences, new development sales and resale condos. The average and median price surpassed previous record highs, with the median hitting $750,000 and the average hitting $968,000, which is 28% higher than the peak in the second quarter of 2016.

Below are buildings coming this summer to the market that may be worth coming back from the beach to check out:

Townhomes at Park Court, 346 13th St., Park Slope, Brooklyn

The Townhomes at Park Court, launching in late spring, offer a chance for buyers to purchase single-family, high-design residences steps from Prospect Park with condominium amenities. The three single-family residences are designed by Kushner Studios, with interiors by Kim Designs LLC. The homes have four bedrooms, three bathrooms, two half-bathrooms, media rooms, backyards, and laundry rooms, and are prewired for home automation. The townhomes are part of a two-year condominium project, and the condominiums will follow further into the year.

19 Park Place, Tribeca, Manhattan

Sales for this prestigious Tribeca boutique project relaunched earlier this month as the project nears completion (it had been open for sales back in 2016 for a short time).

The building features 24 full-story and half-story apartments over 21 floors, behind a rounded façade. The contemporary design incorporates floor-to-ceiling windows and frameless glass balconies with views over lower Manhattan, and materials such as wood, stone and metal.

Charlie West, 505 West 43rd St., Hell’s Kitchen, Manhattan

This cool set of two 15-story towers in Hell’s Kitchen offers luxury at a relatively affordable price. The buildings, designed by ODA Architecture and with interiors by Andres Escobar, are connected by an indoor/outdoor pool and a courtyard, and feature interesting design elements, such as a curated library lobby and private lounge with fireplace and a translucent glass sculpture with the residents’ bike parking inside. The 123 residences have access to amenities such as a children’s playroom with an outdoor terrace and a two-story fitness center.

145 President, 145 President St., Carroll Gardens, Brooklyn

This project, launching in late summer in Carroll Gardens, a coveted historic residential neighborhood, features 17 Scandinavian-inspired residences that are all three- and four-bedrooms and include garden residences with private outdoor spaces (and cooking facilities), and penthouses. Developed and designed by Avery Hall Investments, this boutique project has amenities rare for the neighborhood and a project of its size. The building will feature a 1,500-square-foot rooftop terrace with views, a fitness center, library with custom woodwork and parking available for purchase.

The Smyth, 25-16 37th Ave., Long Island City, Queens

This luxury, 41-unit, seven-story building set to launch sales in late summer or early fall, reflects the industrial past of the Dutch Kills area of Queens with design elements such as metalwork, reclaimed wood, brick and Edison bulbs. Designed by RLW Design for D.A. Development and JBL Development Group, the building offers a range of living options, from studios to one-, two- and three-bedrooms, as well as four penthouses from 977 to 1,208 square feet with 20-foot ceilings and private outdoor space.
