This new estate sits on a very private, very flat lot in the prestigious area of Rustic Canyon.

"The site it sits on is great," said listing agent Aaron Kirman of the John Aaroe Group. "You don’t realize you’re in the center of Los Angeles—it has such a tranquil feeling."

The nine-bedroom spec house on West Sunset Boulevard is surrounded by butterfly gardens and tall oak, sycamore and redwood trees, and a creek runs along the back of the property.

"The grounds are what make it so special," Mr. Kirman said. "They did a great job of matching grounds to house."

"The architect wanted something that would feel like a European farmhouse," he said. "It has an open floor plan, with great flow. It’s the kind of house that’s super-timeless."

Owners Eliana and David Rokach bought the lot in May 2015 and broke ground on the 14,000-square-foot house that December. He’s a builder and she handled all the interior design.

The furnishings are not included, but could be negotiated in a separate deal, Ms. Rokach said. Much of it was made custom for the house.

The home comprises two wings joined by an interior footbridge that is surrounded by steel Belgian doors.

"The Belgian doors fold back to open completely," so that you have views of the pool and lush gardens from most rooms, Ms. Rokach said.

The property is ideal for entertaining, with a 50-foot infinity pool and spa, tree house and large outdoor and indoor gathering areas. There is also a 3,000-square-foot master suite.

"It’s designed so well, but it’s also so comfortable," Mr. Kirman said. "It’s large and grand but still very livable and usable."

Stats

The 14,000-square-foot house has nine bedrooms and 11 full bathrooms. It sits on a private and flat one-acre lot.

Amenities

Along with the pool and tree house, there is covered parking for 10 cars and gated uncovered parking for at least 20 more.

There is also a pool/guest house with a small kitchen.

Neighborhood Notes

"The house is in Rustic Canyon, a very unique area in Los Angeles," Mr. Kirman said. "It has creeks and trees and a lot of nature, and it’s so close to the beach."

The house is also very near Will Rogers State Historic Park.

"It’s 10 minutes to Santa Monica and five minutes to the Pacific Ocean," Mr. Kirman said.
