This grand and quite spacious new penthouse in the heart of Honolulu offers privacy, security and stunning 360-degree ocean and mountain views in every direction.

"For the last 20-plus years, there has been very little new build in Honolulu," said listing agent Erik Hinshaw. "Most of what is here is from the 1950s, ’60s and ’70s."

"To have a brand-new building with this type of penthouse—over 10,000 square feet with five bedrooms, and an outdoor lanai on the 35th floor—we just don’t have that here," he said.

Penthouse 36 sits atop the new 36-story Waiea tower in Ward Village, a 60-acre coastal master-planned community being developed by the Howard Hughes Corp. Along with Anaha and Ae’o, Waiea is one of three mixed-use residential towers rising in Ward Village, which is in the Kaka’ako district between Waikiki and downtown.

Waiea, the Hawaiian term for "water of life," features a façade of 1,200 pieces of customized glass fashioned into a sweeping, undulating wave of curved glass. "Every glass panel is individual—no two are alike," Mr. Hinshaw said.

Nobu Honolulu is located on Waiea’s ground level, the first-ever residential location for Michelin-star chef Nobuyuki Matsuhisa. The tower has 174 residences that include 10 townhomes, 12 penthouses, and two grand penthouses.

Construction on the Waiea tower is now complete and "it is almost completely sold out," Mr. Hinshaw said.

The tower "is across from Ala Moana Beach, with direct views out to the ocean," he said. It also faces the iconic Diamond Head volcanic crater. "You wake up in the morning and you’re looking at Diamond Head, so you have that instant sense of place, of being in Honolulu."

Penthouse 36 offers great security and privacy, he said. "We have a lot of high-net- worth individuals and they can land at the airport, drive into their own private garage here and then take an elevator from a private lobby right to the penthouse."

There is also docking and space for megayachts right across from the tower.

The penthouse is fully turnkey, Mr. Hinshaw said. "It’s done and furnished and turnkey—silverware is in the drawer, glasses are in the cabinet."

The interior design and furnishings are by Tony Ingrao. "It’s remarkably well done," Mr. Hinshaw said. "In Hawaii, we have a lot of mahogany. This is bright and reflective—it picks up the ocean and the mountains.

It has the kind of furnishings you’d see in London, New York or Hong Kong, he said, "not like what you would see in a resort," he added.

The spa-inspired master bath features a deep soaking tub, dual sinks and floor-to-ceiling windows overlooking the ocean. The open-concept kitchen is designed for entertaining, with Miele appliances.

The spacious living area opens outside to 1,300 square feet of lanai space, a private rooftop infinity pool and sky lanai just steps below on the 35th floor with a one-bedroom guesthouse that includes a full kitchen, bar and living room. The residence also includes a separate four-car garage.

The 10,076-square-foot penthouse has five bedrooms, five full bathrooms and one partial bathroom. There is an additional 1,357 square feet of outdoor lanai space.

Waiea was designed by Vancouver-based architect James K.M. Cheng in partnership with locally based WCIT Architecture.

Waiea’s on-site amenities include a fitness center with yoga room, resort-style locker rooms with steam, sauna and treatment rooms and an infinity-edged ocean-view pool, cabanas and hot tub. Residents also have access to an indoor golf simulator, theater/performance room, dining rooms with catering and chef’s kitchen, quiet lounges, guest suites, on-site guest parking, optional valet service, a children’s play area with water feature, a dog park, library, ocean view bar and on-site resident manager and concierge service. There will also be room service available from Nobu Honolulu, which will be at the ground level.

Neighborhood Notes 



"This is very much a neighborhood now, not a construction zone," Mr. Hinshaw said. Several new shops, restaurants and movie theaters are close by, with a Whole Foods set to open in coming weeks.

"Within 10 minutes in either direction, you have a variety of neighborhoods and experiences," he said.

On Friday nights, the nearby Waikiki hotels have fireworks, he added. "And you have the city lights at night."
