"The architect knocked this one out of the park," said Steve Grubba, sales director for Peninsula Papagayo Realty. "The lines on the house are perfect."

"It’s extremely simplistic," he said. "They were going for a minimalist-looking house and I think they really nailed what they were looking for."

"It’s almost like a piece of artwork combined with a house," Mr. Grubba continued.

The owners travel a lot and they’re just not using the house enough, he said.

The house has west-facing sunset views, and you can hear the waves breaking on the beach down below the house, Mr. Grubba said. "The terrace areas are completely surrounded by water."

"It’s very heavily treed on the side, which brings in monkeys and birds—we have wild parrots here," he said.

The house has an open-floor plan with dramatic double-volume spaces and elaborate sliding glass door systems that fold away to unify the indoor and outdoor living rooms.

In the master bedroom and some of the other spaces, "you almost feel like you’re in a glass cube," he said. "It really gives you an in-nature experience."

The house is offered fully turnkey, with all the furnishings included.

"There is air flow right through the house," Mr. Grubba said. "All of these big windows open in the front and back," bringing in ocean breezes that naturally cool the house," he said.

Plus, the climate in the region is ideal, according to Mr. Grubba.

"It’s warm every day of the year—the coldest I think I’ve seen was 65 degrees," he said.

"We have two seasons—the green season, where you commonly get some rain two or three days a week for two or three hours a day, usually in the afternoon," he explained. "And then the dry season where there is no rain, from December to April."

The house has a large swimming pool and outdoor Jacuzzi, Mr. Grubba said. For movie nights, there is a secluded media room that feels more like a tree house than a home theater.
