Maisonette at Boutique Manhattan Condo Hits Market for $11M

The three-floor unit in the Flatiron District features a private terrace and parking garage

The maisonette at The Twenty 1, a new boutique luxury condominium one block from the famed Flatiron Building in Manhattan, came on the market Tuesday for $10.995 million.

The residence, on West 21st Street, spans the first, second and the basement floors, with a total of 5,644 square feet of interior space, plus a 1,323-square-foot private terrace. It features four bedrooms, four full bathrooms and three powder rooms, according to the listing.

"The maisonette is a private new construction townhouse with parking for under $11 million. You can't find that anywhere in Manhattan," said co-listing agent Ryan Serhant at Nest Seekers International.

There is also a large media room, recreation room, home office and laundry room. There are oak hardwood floors throughout the home.

The on-site parking garage is a rare amenity in the bustling neighborhood studded with schools, stores and restaurants.

"We wanted to embrace this thriving neighborhood, capitalizing on the ease of living so close to everything downtown, with the certain stylishness primarily found in the upper areas of Manhattan," said David Amirian, president and founder of the Amirian Group, which developed the condominium.

The Amirian Group bought the site, where a four-story commercial building used to sit, in 2015 for $28.5 million, with the intention of converting it into a condo. But instead, the developer demolished it and started building from the ground up.

Sales were launched last summer. As the construction topped off Tuesday, the developer released three more units, including the triplex maisonette.

There are nine full-floor or duplex residences in the sleek building, designed by GRADE New York. One of the two penthouses on the top floors, listed for $14.695 million, was sold last year, according to StreetEasy. Other units are priced at $6 million and above.

The building is slated for occupancy at the end of this year.
