Price: $18 million Situated on the 10th floor of One York, a 33-unit condominium building in Manhattan’s TriBeCa neighborhood, this 5,350-square-foot space consists of three separate units that can be combined to create one full-floor residence. The elevator opens directly into the apartment. Building amenities include a 2,200-square-foot sundeck, a heated swimming pool and a health club with a spa. The biggest draw for this listing could be its two spaces in the building’s fully automated, Swiss-engineered parking garage. Built by Park Plus, the facility can store a car in roughly 90 seconds. Here's how it works: The driver pulls into the garage and onto a turntable. After he or she exits the vehicle, the turntable rotates so the car is facing the garage entrance. A trolley then shuttles the car to one of 40 elevated parking spaces. A key fob is used to identify where the car is parked. If two spaces won’t suffice, a space in the same garage recently hit the market in a separate listing for $450,000. “This is a very high-tech system and it’s more reliable than people imagined,” said Leonard Steinberg of Compass, who is the listing agent for that space, along with Compass’ Hervé Senequier. Steinberg notes that similar parking systems have become popular in Japan and in parts of Europe. The three units belong to one owner and can be sold independently. Prices are available upon request.
