Listed for $40M, Manhattan Penthouse Reselling at a Loss

The trophy penthouse perched atop Baccarat Hotel & Residences, a hotel-condominium on West 53rd Street right across from The Museum of Modern Art in Manhattan, became available as a resale for just under $40 million Wednesday.

The 7,400-square-foot duplex first came onto the market in February 2013 for $60 million before the luxury building was completed. It was sold for $42.55 million in June 2016.

The buyer, shielded by a limited liability company, put the penthouse back onto the market this week, asking $39.995 million.

The buyer will potentially lose $2.555 million or 6% of his or her investment if it fetches the current asking price.

The home includes five bedrooms, five full bathrooms, one half bathroom, a corner living room, formal dining room, library and a large entertaining space, according to the listing with Dina Scheinman of Halstead Real Estate.

The 1,150-square-foot master suite offers double dressing rooms and a marble bath of almost 400 square feet.

Designed by Tony Ingrao, the penthouse features a private hallway with a Baccarat chandelier, double-entry doors leading to a gallery, a glass-and-marble floating staircase, six-inch-wide oak floors, 14-feet ceilings and floor-to-ceiling glass windows, and a 550-square-foot loggia, according to the listing.

"The property also boasts dazzling panoramic, 360-degree views, north over Central Park to the George Washington Bridge and beyond and south past the Empire State and Chrysler Buildings to the World Trade Center," Ms. Scheinman said.

She declined to identify the buyer or the reasons for the sale.

Owners of the 60 residences at the Baccarat have complete access to the amenities of the flagship hotel.
