In the Hamptons, a Modern Beach House Where All You Need To Bring is a Toothbrush

Imagine buying a home in the Hamptons where everything is furnished—down to the handmade charcoal soap at the sinks. This was the inspiration behind Atelier 216, a newly-constructed house on Cranberry Hole Road in Amagansett, a hamlet of East Hampton.

Designed and built by Studio Zung, the “eco-luxury” smart residence is a blend of traditional barn design and contemporary architecture. Inside, all of the furnishings were carefully selected by Studio Zung—from the Turkish linens in the bedrooms, to the surfboards in the pool house. “All you need to bring is your toothbrush,” says founder Tommy Zung.

Buying a turn-key home is a concept that resonates with buyers of this caliber, says listing agent Deirdre Jowers of the Corcoran Group. Recently, she’s seen three sales where the buyers purchased the home’s furnishings—even though the items weren’t offered as part of the sales price. “Items that have been curated or specifically made for the house really appeal to this type of buyer,” she says.

The Stats

The 3,800-square-foot house has five bedrooms, three full bathrooms and one partial bath. There’s a 200-square-foot pool house with an additional full bathroom, as well as a detached, two-car garage. The home was finished earlier this year.

Design Pedigree

The two-story house has vaulted ceilings with salvaged pine barn beams. The majority of the furniture was designed by Mr. Zung, including the marble tables and banquettes. Other pieces were handmade in New York or imported from London and Denmark.

The eco-friendly property features a passive sustainable design. The roof is solar-ready; water is heated using high-efficiency boilers. Powered by smart-home technology, the lighting, heating, sound and security systems can all be controlled by iPad.

Named one of the top 10 American architecture firms to watch by Architectural Digest, Studio Zung has designed and built a number of Hamptons homes and hotels, including the Crow’s Nest, a Montauk inn and restaurant owned by New York tastemaker Sean MacPherson. The Manhattan-based firm also built a private residence in Bridgehampton for the founder of hair care company Bumble and bumble.

Amenities

A wall of bifold doors opens to 2,500 square feet of mahogany decking, where there’s an outdoor kitchen. There’s also an outdoor shower—perfect after taking a dip in the saline swimming pool. The property features a Zen garden, an edible garden and a courtyard.

Inside, the artwork on display was selected to highlight the potential of the living space—and to inspire buyers to build upon the collection. Some of the works were taken from private collections, while other pieces were commissioned specifically for the space.

Neighborhood Notes

The property abuts a 160-acre reserve, as well as Napeague State Park, a 1,600-acre parcel that stretches from the Atlantic Ocean to Gardiner’s Bay and Block Island Sound. The home is a short walk to the beach.

Unlike some of its glitzier East End counterparts, Amagansett is known as a down-to-earth destination that has become popular with young families. The area has served as the summer residence of many celebrities, including Paul McCartney, Lou Reed, Scarlett Johansson, Billy Joel and Jerry Seinfeld.

Studio Zung is also developing a two-acre compound in Amagansett North, as well as a lakefront estate in Montauk. “Right now, we fully believe in the Hamptons experience,” Mr. Zung says.
