Location: San Francisco

Price: $13.8 million

Built in 1909, this San Francisco house had a complete renovation completed this year by Nova Designs and Builds. They are the owners—as well as the designers and builders—of the house, and they took the creative freedom to create "a warm-feeling environment on a human scale," said John Schrader, principal of the firm.

For instance, each of the bathrooms has different design elements, from the fixtures to the floor tiles, setting it apart from most standard renovations.

"Our office is right next door to a really good tile store here in San Francisco. I walk across the hall and I have it all at my fingertips," Mr. Schrader said.

Besides the views of the Golden Gate Bridge over the San Francisco Bay, the Palace of Fine Arts and the Presidio, the house has a number of other unique design elements.

"One of my favorite features might be the master bath shower. It has a little deck and a view of the Bay," Mr. Schrader said. "From day one, I thought this would be a really cool place to have your shower and be able to look out over the bridge and the Marin Headlands."

"San Francisco is restrictive in terms of volume and space, so that wouldn’t be legal now but it was grandfathered in," he continued. "It was there before, but it was utilized differently. It was more of a roof space. We restructured it and turned it into a deck."

An upper level media room is a brand new addition, and set back from the street. Both sides have large pocket doors that disappear into the walls when open, creating an even larger open space on that level.

An oversized skylight on the upper level provides light over the stairwell and onto the floors below.

Stats

The house has five bedrooms, four full bathrooms and two half bathrooms laid out across 5,100 square feet. It has a three-car garage, a sizable shed in the backyard and a media room on the upper level with two large decks.

Amenities

An elevator accesses all floors. The north deck off of the media room is engineered for a hot-tub installation. The media room has a 120-inch drop-down projector screen and a sound system. The house has a built-in barbecue grill, a wet bar and a firepit.

"There’s what used to be a gardening shed in the back. It’s either a great place for kids to play, or if you like art, that’s where I would do it. They painted it and changed the roof, and just let it be, and it is very sweet," listing agent Helena Zaludova said.

Additionally, the house is solar ready.

Neighborhood Notes

Cow Hollow is between Pacific Heights and the Marina. This home is a block and a half from the Presidio park, and three blocks from some of the best real estate in the world, where the Gettys and Ellisons live on Broadway, according to Ms. Zaludova. The area is residential, and a few blocks away from shopping on Chestnut Street, the Marina and Union Street.

"I love the block. It has a gentle slope," Ms. Zaludova said. "With homes that have views, the block is so steep that you’re not going to walk anywhere. You can, but it’s a steep hill to climb home. Often, when you get a view, you sacrifice walkability. Here, it’s superbly walkable."
