In Baltimore, a Penthouse Packed With Perks

High-rise living, with Four Seasons hotel conveniences, comes to the Chesapeake Bay

Location: Baltimore, MarylandPrice: $12.5 million Though Baltimore has no shortage of high-end home buyers, the luxury real-estate market has traditionally centered on sprawling rural properties or city townhomes—not high-rises. A new project, the Four Seasons Private Residences Baltimore, is aiming to change that. Perched above the city, this 28th-floor penthouse features a balcony and a private garden, as well as access to a host of amenities designed to sell buyers on urban living.

The residence is one of the Four Seasons’ most expensive units, with most of the condos ranging from $2.5 million to $5 million, says listing agent Charlie Hatter of Monument Sotheby’s International Realty. About a third of the building’s 62 units have already sold. According to Mr. Hatter, the $12.5 million price for the penthouse, while similar to prices in Los Angeles, New York, and other markets, is “unusual for Baltimore”—and the hotel-like living experience is a big draw for potential buyers.

The Stats

With sweeping city views, the 6,500-square-foot residence has five bedrooms, five full bathrooms and one partial bath. Lighting and other systems can be controlled via smartphone.

Amenities

Four Seasons residents have access to two floors of amenities. Shared with hotel guests, the fourth-floor has a spa, salon, swimming pool, and fitness center. Upstairs, a residents-only rooftop offers a private bar and restaurant, golf simulator, dog-walking area, yoga studio, billiard room, infinity pool, and more.

Residents and hotel guests have access to concierge and room services. (The nearby Ritz-Carlton Residences, also represented by Mr. Hatter, is hoping to attract well-heeled residents to the city with amenities they wouldn’t usually find in a nearby suburban home.)

Neighborhood Notes

The Four Seasons is located in Harbor East; a walk-able, mixed-use neighborhood that is home to many of the city’s high-end hotels, office buildings, restaurants, and a nearby Whole Foods supermarket. Many trendy retailers, such as eyeglass firm Warby Parker, have recently opened in the area.  It’s also the headquarters of investment management firm Legg Mason.

Both Inner Harbor (home to the National Aquarium and a host of tourist attractions) and the restaurant- and nightlife-centric neighborhood of Fells Point are a quick walk away.
