High-Floor Condo at Jean Nouvel-Designed Tower Returns—With $8.25M Price Cut

A condo at 53W53, a new residential skyscraper in Midtown Manhattan, is back on the market with an $8.25 million price cut.

The nearly 7,000-square-foot apartment was first listed in May 2016 for $50.75 million, and removed from the market in July 2017. It was relisted Thursday with a new asking price of $42.5 million.

The unit is located on the 62nd floor and will be ready for occupancy by early 2019, according to David Penick, managing director of Hines, a real estate firm that is one of the developers of the tower (Corcoran Sunshine Marketing Group is handling sales). Other units within the building will be ready for move-in by late 2018.

The 82-story building, which has a distinct, tapered structure, was designed by Jean Nouvel, a Pritzker Prize-winning architect.

The interior has a notable architect as well, according to Mr. Penick. Thierry Despont, who has performed design and restoration work on the Getty Center, the Statue of Liberty and the Carlyle Hotel, according to his website, designed the interiors with custom finishes and materials from around the world.

The tower sits on top of the Museum of Modern Art (MoMA), and each apartment comes with special perks related to the world-renowned museum.

Three of the tower’s floors will be devoted to MoMA gallery space, and buyers will automatically be granted benefactor membership and early hour access to the museum between 9:30 and 10:30 a.m.

The unit, which is priced at $6,111 per square foot, occupies the entire floor and has views from all sides. In addition to New York’s downtown skyline, it looks out onto Central Park, the Hudson River and the East River.

The four-bedroom, four-and-a-half-bathroom home also has an eat-in kitchen, space for a private gym or dressing room, and a nearly 1,500-square-foot living room, according to the listing.

Residents of the building also have access to an extensive wellness center, according to Mr. Penick. The center is equipped with a private training area, fitness center, sauna, steam room, golf simulator and squash court.

The building also has a 65-foot swimming pool and a lounge and private dining area overlooking Central Park for residents to use.
