"With hydronic cooling, it’s not a blast of cold air," she said. "The radiant cooling changes the temperature of all of the surfaces around you, so you feel cool."

The house is surrounded by old-growth oaks and redwoods, Ms. Freeman said. "They are gorgeous and stately."
