Hedge Fund CEO Lists Manhattan Townhouse for $37.5M

A 12,000-square-foot townhouse just steps from Central Park hit the market Thursday, with an asking price of $37.5 million.

The seller, George E. Hall, chief executive of Clinton Group, a hedge fund with $2.9 billion of assets under management, bought the property for $11.5 million in 2002, less than one-third of the listing price, property records show.

It’s not clear how much work he has done to the residence, but the home is one of the few single-family townhouses on a tree-lined block on the Upper East Side with generous width and size, according to the listing.

Located on 69th Street between Fifth Avenue and Madison Avenue, the townhouse is 25-feet wide and has 12,000 square feet of living space, with seven bedrooms and five-and-a-half bathrooms, according to the listing.

The townhouse was built in 1887 by architect John H. Duncan, known for designing many great residences on the Upper East Side as well as Grant's Tomb in Riverside Park.

In 1936, the home was completely remodeled with a brick-and-limestone neo-Federal style facade.

Currently, there are two entrances to the home. The formal entrance leads to the parlor floor, which features a living room, a music performance room, formal dining room,  a serving kitchen and a wood-burning fireplace, according to the listing.

The ground floor entrance lands to a spacious foyer, the main kitchen, a bedroom, and a patio opening to the backyard garden, according to the floor plan.  

The third floor has a wood-paneled library with a built-in bar. The master suite occupies the fourth floor along with a sunroom and a terrace. The top floor has three extra bedrooms and a study.

Mr. Hall didn’t immediately respond to a request for comment. Listing agents Jim St. André and Tyler Hughes of CORE declined to comment.
