German Prefab House in English Countryside Lists for £4.5 Million

Known as the Lake House, it’s made of sustainable materials and is free of fossil fuels

In West Sussex, England, one house stands out from the others in the small, traditional village of Plaistow.

The modern, glass-covered structure is a Huf Haus, a lavish German prefabricated home made by the company of the same name, and it hit the market last week for £4.5 million (US$6.3 million).

Known as the Lake House, the 6,000-square-foot home is constructed from sustainable materials and operates free of fossil fuels. It has five bedrooms, two studies, a cinema room, a party room with a bar and karaoke and a music and games room.

Owner Tim Virdee spent approximately £3.5 million (US$4.9 million) on the property including the cost of the land, the house and the landscaping, he told Mansion Global.

"Huf built the house in Germany and shipped it to the U.K. on 16 lorries," Mr. Virdee said. "They provide the build, the carpenters, the electricians, the plumbers and the decorators so we only had to manage one relationship versus several. And German quality is very hard to match in the U.K.," he said.

It took four months to complete the home while the landscaping and outdoor areas took another two years.

"We literally designed every door, window, wall, power socket, door handle, floor material, toilet flush… you name it," Mr. Virdee said.

Set on 21 acres, the property also has outbuildings, including a wine cellar, air-conditioned helicopter hangar and a one-bedroom guest house. Plus there’s a tennis court, a helipad, a three-acre trout lake and 10 acres of ancient bluebell woodland, the listing with online agents Emoov said. In England, ancient woodland is a woodland that has existed continuously since 1600 or before.

It was previously on the market for £5 million in 2016, according to reports.

"Properties like the Lake House don’t come along often and when buying a house like this it isn’t just the bricks and mortar you are purchasing, it’s your own piece of Huf Haus history," said Russell Quirk, founder and CEO of Emoov, the listing agency.

"Of course, you won’t struggle to find someone who wants to live in a house like this, but you will have to draw from a more niche segment of homebuyers to find a serious applicant," Mr. Quirk told Mansion Global.
