The most expensive home in Atlanta, a hilltop mansion built by director-actor Tyler Perry, is back on the market and poised to break the $17.5 million price record it set in 2016.

The lavish mansion styled like France's Palace of Versailles—featuring indoor and outdoor pools plus an underground ballroom—hit the market on Thursday for $25 million, making it the most expensive house for sale in Georgia, according to the state’s multiple listing service. Mr. Perry, 48, who operates his eponymous film studios from Atlanta, set a record in 2016 when he sold his behemoth home for $17.5 million to televangelist David Turner, according to property records.

Mr. Perry, known for playing the comedic character Madea, built the opulent, gated estate in 2007 after assembling multiple parcels of land in Atlanta’s affluent neighborhood of Buckhead, according to listing agent Chase Mizell of Atlanta Fine Homes Sotheby's International Realty. Mr. Mizell is co-listing the home with Josh Reeves, also of Sotheby’s.

The nearly 17-acre property sits atop a hill with stunning views and is bordered on one side by the Chattahoochee River.

"The river provides a nice privacy buffer on one side of the property," Mr. Mizell said, adding that it also offers water sports like rafting and kayaking in the owner’s backyard.

Mr. Perry outfitted the estate with a range of amenities, including a tennis court with a ballroom built underneath, a sauna and a steam room, investing around $40 million to put the home together, Mr. Mizell said. Mr. Perry could not immediately be reached for comment.

The current owners, Mr. Turner and his wife, Jennifer Turner, have added to the list of luxury features that Mr. Mizell compared to a five-star hotel.

Over the past two years, they’ve updated the home theater, installed a new 70,000-gallon infinity pool, the edge of which doubles as a bar top for the back terrace, photos of the home show.

The Turners also converted the indoor pool into a resistance pool, turned a free-standing studio on the property into a guest house and added an outdoor batting cage, according to the listing agents.

The home features opulent, classical details like a column-lined loggia wrapping the backside of the home, with a fountain and dramatic staircase at the front, photos of the home show. The dramatic architecture continues inside, where living spaces feature double-height ceilings with exposed beam dark, and stone columns.

"We have thoroughly enjoyed living here and will be very sad when the day comes to leave. However, we must follow our faith and our faith is leading us elsewhere," Mr. Turner, a former business executive who now leads a televangelist ministry, said in a statement.

The Turners are selling as they prepare to move their ministry out of Georgia, the seller said.
