Duplex Atop Miami’s Oceana Bal Harbour Hits Market for $35M

The penthouse has a 10,000-square-foot rooftop terrace with a swimming pool

A duplex penthouse perched atop Oceana Bal Harbour, a luxury residential new development in Miami’s Bal Harbour village, hit the market Tuesday for $35 million.

Spanning the 28th and 29th floors in the Arquitectonica-designed condominium, the penthouse has 9,371 square feet of living space, with six bedrooms and six-and-a-half bathrooms. It also comes with a 9,950-square-foot rooftop terrace with a 50-long infinity pool, a spa and a summer kitchen.

"The apartment, situated on the highest point in Bal Harbour, is also the largest unit in the building," said listing agent Tony Imbesi of Douglas Elliman.

The $35-million price tag will also make the residence the most expensive apartment on the market in the northern Miami neighborhood of Bal Harbour, according to Mr. Imbesi. Mansion Global confirmed the claim through records on the Multiple Listing Service.

The apartment is centered around a set of glass staircases, and surrounded by floor-to-ceiling windows. "In the morning when the sun comes through the staircases, it looks like a piece of beautiful art," Mr. Imbesi said.

Current owner, Chris Carlos, a scion of the family-owned Republic National Distributing Co., the second-largest distributor of alcoholic beverages in the U.S., purchased the penthouse last year for $25 million, according to Mr. Imbesi.

Since Mr. Carlos bought the penthouse in the pre-construction phase, he spent close to $6 million renovating and upgrading it, putting in high-tech electrical systems and appliances, as well as porcelain and marble tiles throughout.The penthouse is in the final stages of a complete gut build-out and will be ready to be lived in by early fall.

Mr. Carlos could not be reached for comment.

The 28-story, 240-unit Oceana Bal Harbour offers amenities including a fitness center, restaurants, two pools and 400 linear feet of beach frontage. The Argentine developer, Eduardo Costantini, had two sculptures by Jeff Koons, which he bought for $14 million, installed on the five-acre property.
