Downtown Manhattan Penthouse to Hit Market for $24 Million

A full-floor penthouse on Manhattan’s Fifth Avenue will hit the market Wednesday for $24 million. Designed by renowned Uruguayan architect Rafael Viñoly, 277 Fifth Ave. is the tallest residential building—at 663 feet—in the downtown neighborhood known as NoMad, for North of Madison Square Park.

The tower boasts spiraling open-air loggias from the building’s corners that flow downward from the upper floors, an "interesting typology of open space and terracing that has not been seriously explored before," Mr.  Viñoly said in a statement, referencing the dramatic "quartet of double-height, open-air loggias."

The new development, co-developed by Lendlease and Victor Group, will be completed by next summer, with closings expected to trickle in this fall.

Jeffrey Beers International designed the building’s interior, which features a lobby library, an entertaining suite with bar and kitchen pantries, a games lounge with a custom ping pong table, a fitness club, yoga studio, and men’s and women’s spas, among other amenities.

The penthouse, situated on the building’s 54th floor, is a 4,520-square-foot, four bedroom, four-and-a-half bath property that occupies the entire floor.

The space offers a tall north-facing loggia with a spa on its 75-foot outdoor exterior, a windowed eat-in kitchen, and panoramic views of the city from each cardinal direction.

Penthouse 54 is one of two full-floor penthouses at the building, but the only one currently for sale. Additionally, it is one of the last loggia-included residences available for purchase.

Carlo Romero of Corcoran Sunshine Marketing Group, the brokerage handling the listing, stressed that the apartment offers a rare opportunity to own a "a full-floor penthouse with private outdoor space" on New York’s most coveted street.
