Location: Boulder, Colorado

Price: $10 million

For a family desiring a taste of rural life without sacrificing close proximity to town and modern conveniences, this home in Boulder, Colorado, might be a dream. Built in 2005 by Noodles & Co. founder Aaron Kennedy, the house blends seamlessly into its rural surroundings—there are sheep on the neighboring property and the sounds of a rooster nearby—all while being only five miles east of Downtown Boulder.

"Both of the owners have been meticulous and on top of any maintenance along the way, so it still feels like a brand new house," listing agent Liz Benson said. "People that have seen it during showings have said there’s nothing to do. There’s not a to-do list."

From the entryway, the first wing includes the screened porch, dining room, kitchen and living room. The next wing houses a family room, guest suite, mudroom and storage. The garage is attached to this wing. Another wing contains the master bedroom, two bedrooms and a den.

A few small farms are within walking distance, where you can pick up fresh chicken and duck eggs, sweet corn, tomatoes, peaches and other foods. The house is ready for new owners to kick up their feet, start a fire in the firepit and enjoy the pastoral views.

Stats

The house has 6,122 square feet across one level. There are a total of four bedrooms and six bathrooms.

Amenities

The dining room has a glass-encased wine storage wall with room for 336 bottles, and refrigerated drawers with space for 120 more bottles. The polished concrete floors throughout the house have radiant heat.

A 40-foot-by-20-foot pool is heated by the thermal solar system, has an integrated hot tub, a heated pool house with a shower, as well as an outdoor shower. A wood burning sandstone fire pit completes the pool area. There’s a half basketball court and larger fire pit further from the house.

A 35-foot-by-20-foot barn has plenty of room for outdoor gear. "The owner grew up on a farm, so he does a lot more of the grounds work than you might think," Ms. Benson said. "He has equipment like a front-loader [tractor], ATV, and stuff in there. If a new owner wants to do any of that, he would love to tell them all about it."

Fruit trees including Espaliered Gala Apple, Honeycrisp Apple and Asian Pear, and blueberry bushes and grape vines grow on the grounds.

Design Pedigree

The architecture, by Semple Brown Design, is in tune with its natural surroundings. For instance, the Pawnee Buff Sandstone walls and IPE wood siding continue on both the inside and outside of steel-frame glass windows and doors, establishing a visual foundation for an inside-outside lifestyle. Two Nana doors can vanish into a wall to create a 16-foot opening between the kitchen and the screened porch, which is roughly the same size as the dining room.

To allow for passive solar heat in the winter, but not in the summer, the team designed power-controlled clerestory windows. The house is powered by thermal and photovoltaic solar systems.

Talking Point

Farmland and over 1,000 acres of Open Space (land designated that’s protected by the City of Boulder from development) surrounds the 15.3-acre property. It is three miles southeast of the Boulder Country Club. The property is only a few minutes by car or bike to Boulder, which itself is in direct proximity to the mountains.

"I’ve seen eagles, hawks and owls out here," Ms. Benson said.
