Brand New Cote d’Azur Retreat Hits Market for €56 Million

The coastal property has three villas with 12 bedrooms

The Grevillia Estate, a new, waterfront retreat located in the heart of Saint-Jean-Cap-Ferrat peninsula in Southeastern France, has hit the market for €56 million (US$65.7 million).

The property, comprising of a principal villa, an ancillary villa and a guest house, has a total of 12 bedrooms and 13 bathrooms with unobstructed views of the sea and the snowcapped Alpine mountain range, according to the listing with Knight Frank.

The master villa, dubbed Casa Grevillia, sits at the front of the property.

An Art Deco-style, wrought iron-and-glass front door leads to the reception hall and an open-plan reception room with a spacious dining area and a couple of sitting areas. The expanse is enhanced with polished copper-clad walls, high ceilings, lighting fixtures and floor-to-ceiling French doors, which open to terraces outside.

The master suite occupying the entire first floor has his-and-hers dressing rooms, walk-in wardrobes, a balneotherapy bathroom and three outdoor terraces, according to the listing The double-height bedroom opens to a mezzanine gallery, above which is a private living room, an office and further living accommodations. There is also a media room with a bar, private nightclub and home theater.

The villa is encircled by landscaped gardens with Mediterranean planting, mature olive trees, palm trees and manicured lawns. There is a main infinity pool and a plunge pool and a spa.

The fitness area on the lower ground level has a sauna, hammam and treatment area.

"There has been significant planting all the way around the perimeter of the property, it is incredibly peaceful and has a tranquil and restful, but colorful atmosphere," saidEdward de Mallet Morgan, listing agent and a partner at Knight Frank.

The ancillary villa, called La Casetta, designed to provide extended accommodation for the family, has a similar layout to Casa Grevillia, with an open-plan reception area on the main level and five bedroom suites.

The guest house, La Serra, has a separate entrance and offers a master bedroom suite and five additional bedrooms with en-suite bathrooms. The interior furnishings have a warm, contemporary feel with a nautical touch.

All three houses are connected to a lower ground floor featuring a commercial kitchen and a 17-car garage.

The listing notes that the estate is equipped with state-of-the-art technology, including alarms, a guard room and monitoring stations for security, and simplified control over entertainment and air-conditioning zones.

The other unique feature of the property is the proximity of the port. "You can arrive on your tender, from your yacht which is might be moored out to sea and walk a matter of meters into the villa, " Mr.de Mallet Morgan said. "It also, in reverse, means you can access all the beach clubs and private coves that are otherwise difficult to access by car."
