Brand New, Amenity-Rich Bel Air Home Hits Market for $75 Million

The Spanish-style villa boasts two pools, a full indoor basketball court, home cinema, a recording studio and more

It would take an army of Roombas to spring clean this monstrous new build in Bel Air, fresh to the market on Tuesday at $75 million.

The list of amenities in the 40,000-square-foot Spanish-style villa ensures its owners have little reason to ever leave the estate. The secluded, hillside property has an indoor basketball court convertible into a grand entertaining space, if you’re more of a ballroom dancer than a baller. Though it’s one of the only homes in Los Angeles offering a full, indoor basketball court, said Ty Cueva, principal of development firm Westside Property Group.

There are eight bedrooms and 21 bathrooms in total, according to the listing posted by Mr. Cueva. The listing went live while the building is in its final stages of construction so the buyer could have a say in final elements.

"We’ll let them pick the finishes with us," he said.

Over-the-top spec homes, meaning single-family homes built from scratch without a buyer in mind, are on the rise from the posh Hamptons in New York to Los Angeles. A different spec home in La La Land is now the most expensive property on the market in the U.S., ringing in at $250 million and offering things like a 40-seat theater, a four-lane bowling alley and seven staff members employed for two years.

In comparison, Mr. Cueva said his development on Somma Way is a relative deal at $75 million.

Show biz buyers can delight in a soundproofed home cinema with a novelty candy and popcorn wall, according to the listing. There’s an additional video screen outside for those who prefer movie nights al fresco. It’s also one of the only homes on the market in Los Angeles boasting its own recording studio.

The two pools include an indoor, 25-meter saltwater lap pool and a backyard infinity pool that spills over into a dramatic waterfall fountain. Other amenities include a full-service salon, steam room and fitness center.

While there are no photos yet of the home, digital mock-ups of the property show a cavernous wine cellar and separate tasting room, an underground auto gallery with room for more than a dozen cars and several bar areas.

The piece of land near the iconic Hotel Bel Air once housed a modest 1960 home until the property sold in 2013 to developers for $1.25 million, according to property records.
