At $22 Million, Modern House Breaks Venetian Islands Sale Record

The new-build, which overlooks Biscayne Bay, has been on the market since 2015

A tropical new-build with a home IMAX theater and two kitchens has shattered the record for the most expensive sale in the Venetian Islands of Miami Beach, according to listing agent Eloy Carmenate.

The seven-bedroom, 11-bathroom home with a limestone pool deck overlooking Biscayne Bay, dubbed "Casa Clara," sold this week for $22 million, Mr. Carmenate said. The sale broke the previous record by $7.5 million, set in December 2015, when a smaller, six-bedroom home sold for $14.5 million, according to property data from Redfin—which excludes off-market deals.

The real estate market in South Florida has slowed down considerably in the past year, with a number of luxury developments put on hold or canceled. This particular home on West Dilido Drive has been on the market since 2015, when it was originally priced at $35.9 million—making the final sale a 39% markdown.

Still, the record-breaking price shows that while the the pace of sales have slowed in Miami, buyers are still willing to pay top-dollar for luxury homes, Mr. Carmenate said. "It dispels the myths," said Mr. Carmenate. "Sales have slowed down but prices are up."

The minimalist, contemporary mansion has a "resort-style" pool with a hot tub, a cabana with a grill area and plenty of smart home features like motorized drapes, Creston security system and Gaggenau appliances.  The home has 120 feet of water frontage with wide views of the Biscayne Bay and the downtown Miami skyline, according to the listing.

The buyer of the waterfront property is a U.S. buyer from the West Coast—though Mr. Carmenate declined to provide their name. Property records don’t currently show the buyer of the home.

The seller was Ahmad Lee Khamsi, a Latin American cable company executive, who commissioned the new home. He and his wife bought the property in 2011 for $2.55 million, according to property records.
