On the French Riviera, a great location is defined by a spectacular view.
A modern house on a hill dominating Cannes offers a 180-degree panoramic view over Cap d’Antibes and the famous Eden Roc Hotel.
“The most important thing is the savage—wild—view. There are not a lot of roofs because it’s in front of a protected park. Just a mix of green and blue. It’s quite unusual and rare,” said listing agent Angie Delattre of Michaël Zingraf Real Estate, an affiliate of Christie’s International Real Estate in Cannes.
The house is oriented to take advantage of views and indoor-outdoor living, with walls of windows opening onto terraces, in addition to a roof terrace.
“It’s a private observatory, on top of the hill, overlooking everything,” said Ms. Delattre. “The living area opens to a big terrace facing the sea.”
The living quarters are insulated from the street and sight lines of neighbors, allowing the residents to see but not be seen.
Although it feels far from the crowds, downtown Cannes is just a seven-minute drive away. The small Cannes airport is 15 minutes by car and the larger Nice International Airport a half-hour drive.
The Stats
The 3,369-square-foot house has four bedrooms, each with en-suite shower rooms. The master bedroom has both a bathtub and a shower, as well as its own terrace. In addition, a studio with a separate entrance next to the two-car garage can be used as an apartment for guests or staff, or converted into a fitness center.
Amenities
At under half an acre, the flat grounds are big enough for a long infinity pool, with an underwater sound system, but small enough to offer “the ease of living in an apartment,” Ms. Delattre said.
The pool house has an outdoor kitchen and a lounge, while the roof terrace is equipped with a wet bar.
Talking Point
An outdoor cinema is integrated into the design of the upper floor of the house (perhaps it’s in homage to the town’s famous film festival), making it possible to watch movies from in the pool or on the surrounding terrace.
Design Pedigree
The house’s pure lines defy the typical Provençal style of the residential neighborhood. Built in the 1980s, it was completely renovated recently by local architect and design firm Marcoux & Mathern.
The ground floor is a mostly open reception area; the absence of walls creates a luminous space. A floating staircase leads to the sleeping quarters upstairs.
