"It’s the best unit we have because of the southeast exposure," sales director Carolina Rainer said. "Basically, you’re in a boat."

It’s also one of the the few duplex penthouses on the market in the area, she said.

Furnished by Miami-based Rose Ink Workshop in collaboration with the 1 Hotels design team, Penthouse 1610 highlights its stunning ocean views with energy-efficient floor-to-ceiling glass windows and sliding doors throughout. It’s a turnkey unit—all of the furnishings and materials are included.

"It’s a beautiful experience to walk into that unit," Ms. Rainer said. "It’s comfortable but chic. It’s homey."

In the lounges, the designer used oversize beachy slip-covered furniture and a range of sculptural case goods on top of large, chunky wool and sisal rugs to create an eco-glam look.

"It’s like living in a luxury hotel, with concierge service, in-room dining and maid service," Ms. Rainer said. "The owners can rent it out—or not."

The Stats

The two-story condo has 3,955 square feet of living space with four bedrooms, five full bathrooms and one half bath. There are balconies on both floors, with a total 745 square feet of outdoor space.

Design Pedigree

Among the notable design features from Rose Ink Workshop is a custom lighting installation made of tens of thousands of naturally formed quartz crystals that have been arranged to form the Sagittarius constellation, a symbol of optimism, discovery, travel and an exploration into the meaning of life.

Another unusual design feature is an organic, root-sculpture chandelier mixed with a vertical garden of Vanda orchids that hang at the stairs connecting the two floors of the duplex penthouse.

Along with 600 feet of beachfront, owners at 1 Hotel & Homes have access to four elevated oceanfront swimming pools, an onsite SoulCycle studio, an 18,000-square-foot spa and fitness center, three high-quality restaurants and bars from award-winning chef Tom Colicchio, and a stylish rooftop pool and restaurant-bar with panoramic views of the Atlantic Ocean and Miami skyline. 

Owners have their own private residence entrance staffed with 24-hour concierge services and valet parking.
