A ‘Softly Modern’ Downtown Manhattan Loft

This apartment is tucked away in Tribeca, among record-breaking real estate sales

Modern design often relies on monochromatic color schemes, minimalism and clean lines that can ultimately feel impersonal and cold. The husband-and-wife duo JoonYong Park and Arum Seo designed this loft to be both modern and warm at the same time.

The floors in the entryway are smooth, poured concrete, while French-cut oak floors cover most of the living space. The brick walls were sandblasted to reveal just enough of the original red brick.

"They’re creative people, and they didn’t want the brick to be too red. It literally took three months of sandblasting to get to this color so that it wouldn’t be too red when the sun shines into the apartment," listing agent Jeff Adler said.

The "softly modern" loft, as listing agent Marie Espinal described it, combines two former artists’ studios and the renovation topped $2 million.

For Mr. Adler, the combination of materials makes the apartment luxurious.

"You walk in, and it feels expansive yet intimate at the same time because the materials used—the wood, steel, concrete, molding, the hardware—everything is consistent throughout the apartment. Everything flows seamlessly," Mr. Adler said.

Ms. Espinal said the half-dozen arches make the apartment unique.

"The arches tell an enchanted modern story," Ms. Espinal said. "They’re stunning and beautiful and they're unlike a lot of what you see. They speak for themselves when you enter the apartment."

Stats

The apartment spans 4,300 square feet. Six arches in the middle of the loft serve as a focal point and natural divider between the open layout living area with a kitchen, dining room and living room on one side, and the four bedrooms with en-suite bathrooms, children’s wing and sound-proofed media room on the other side. One half-bathroom is near the entryway.

Design Pedigree

Mr. Park and Ms. Seo, with backgrounds in digital design and fashion respectively, teamed up with James Ramsey of Raad Studios.

The team saved the original tin ceiling tiles and used them to line the half-bathroom near the entryway.

The kitchen measures 26 by 9 feet, and has a Viking stove with eight burners, a 48-inch Sub-Zero refrigerator and a 24-inch wine refrigerator.
