Although the apartment is listed as a four-bedroom, the configuration can be changed to create two or three larger rooms. The XOCO’s fitness studio overlooks a private garden, and the doorman building offers private storage, as well as a place to stash bicycles.

Design pedigree

The penthouse takes its design cues from the facade of XOCO 325, formerly a factory where Tootsie Rolls were produced (the name, in fact, comes from the Catalan word for "chocolate"). The curved oak doors, honed black Saint Laurent marble kitchen island and fireplace in the great room, and even the domed medallion ceilings—handmade from plaster in Brooklyn—"all tie back to the cast aluminum facade," Mr. Shemesh said. Wood for the 7½-inch white oak flooring comes from a Benedictine Abbey in Austria, where the monks harvest local wood to create luxury products.

The landmark building’s rare sightlines were also considered during developer DDG’s design, inspiring them to "maximize light and views," Mr. Shemesh said.

Neighborhood notes
