Listing of the Day

Location: Santa Barbara, California Price: $5.25 million

This penthouse is perched atop the historic 1923 Granada Theatre building, one of the tallest in Santa Barbara, a city on the California coast. Overlooking downtown, the Pacific Ocean, the harbor, the Channel Islands, and the surrounding Santa Ynez Mountains, this apartment offers "amazing, panoramic views," said Cristal Clarke, the listing agent with Sotheby’s International Realty Montecito.

A combination of urban living, unparalleled views, and the size of the property (over 3,000 square feet) makes this a one-of-a-kind home.

While the rest of the building is zoned for commercial use, the top two floors are occupied by two penthouse apartments.

"There is just nothing like this in Santa Barbara.  Most condominiums downtown are much smaller in square footage," Ms. Clarke said.

"The current owner bought the property as a shell," Ms. Clarke said, and as she completed the apartment, "she did everything with impeccable taste."  French white oak floors, natural materials, and crisp, white walls and marble throughout the open-floor plan give the entire home a feeling of serenity and easygoing sophistication.

Amenities

A gourmet kitchen with high-end appliances and concrete countertops is complemented by a sleek bar area, each with ample wine storage, making elegant entertaining effortless. Direct elevator access and a whole-house security system afford both privacy and peace of mind.

Talking Point

The Granada Theatre, which is on the ground floor of the building, underwent a remarkable restoration overseen by Santa Barbara-based Phillips Metsch Sweeney Moore Architects and was reopened in 2008. The Santa Barbara Symphony, Opera Santa Barbara, and the State Street Ballet are just three of the Theatre’s eight resident companies.

Neighborhood Notes

The building is located "in the heart of downtown [Santa Barbara], right in Restaurant Row, so you have phenomenal restaurants all around," Ms. Clarke said.  The building is also just a block from the Arlington Theatre, which hosts the Santa Barbara International Film Festival (among many other performing arts events), and two blocks from the historic, intimate Lobero Theatre.
