Location: Austin, Texas

Price: $3.49 million

This fully fenced and gated hilltop house in Austin’s Westlake neighborhood of Tremont was custom built by its owners in 2003, within a protected greenbelt—an area of wild, undeveloped land which neighbors an urban area.

Although there is currently a push on more modern design in the Texas city, this property offers buyers a warmer and more traditional option, with antique chandeliers and ornate sconces. The home’s exterior, in particular its ivy-clad pavilion, has more of a Mediterranean style than is typical of Texan architecture, but as described by agent Greg Walling, it’s "a little more ranchy" on the inside, reflecting a more traditional style for the state.

The main floor of the home contains its master suite, a fully outfitted kitchen, dining room, and wood-paneled study. The living area and family room, both also on this floor, offer access to an expansive stone veranda. Two staircases lead to bedrooms and a media/game room on the second level.

The home showcases materials native to the area, like the pale limestone of its façade and the reclaimed Longleaf Pine used as paneling on many of the home’s walls and ceilings.

The Stats

This 2.1 acre, 7,800-square-foot house has six bedrooms and six-and-a-half bathrooms, including its separate guest quarters.

Amenities

Mr. Walling described its ample (and temperature-controlled) storage space as being "any mom’s dream," with its roomy closets, and its garage complete with oversized drive-through bay with boat storage, a tool shop and a gardening nook.

A second staircase leads to the media/game room and provides easy access to additional bedrooms upstairs. The home also features a spa, pool and small gym area, as well as a porte-cochere.

Neighborhood Notes

While offering the utmost privacy and a sense of seclusion, the house is within easy reach of what Mr. Walling describes as "all things Austin," including Barton Springs and Zilker Park, the site of the Austin City Limits music festival every October. It’s also a 10-minute drive to downtown Austin and the University of Texas, as well as being within walking distance of the prestigious Eanes Independent School district.
