This 5,382-square-foot villa is in the new Residences at Mukul, a $250 million, 1,670-acre low-density private beach community on a four-mile sweep of the southern Pacific "Emerald Coast" of Nicaragua.

Villa 4 is in the Antal neighborhood of the resort, one of seven standalone luxury villas that overlook the ocean and the fifth hole of the Guacalito Golf Course.

The villa has floor-to-ceiling glass walls that open to extend the living space into the outdoors, with shaded seating areas as well as a casual grill and dining area under a poolside palapa.

There is a large open living room, laundry room, two-car garage with storage, large walk-in closets, a fully equipped gourmet kitchen, stone terrace and an electric generator. The master bedroom has its own garden area.

"There is an option to choose purchasing the home with or without furniture included," Ms. Aragon said. The $1.9 million price tag rises to $2.15 million if the buyer wants the furnishings included.

Guacalito is also home to the Mukul, Auberge Resorts Collection, a 37-room boutique hotel that opened in 2013. The resort is a two-hour drive from Managua International Airport.
