A ‘Desert Contemporary’ Just Outside Las Vegas

In the early 2000s, Ascaya, just outside Las Vegas, was one of the largest excavation sites in the U.S. Despite a vast majority of the development’s infrastructure already being completed—including excavation and roads—the economic recession and subprime mortgage crisis stalled further work on the vast housing development.

"After the recession, [the developer] pulled everything off the market, gave everyone back their money and decided to wait until the timing was right," said Darin Marques, sales manager of Ascaya.

That time came in 2014, when the sales team quietly reappeared on the housing scene. "Year one was a soft opening and the response was enthusiastic," Mr. Marques said.

Eventually, to further showcase their commitment to completing the housing development and showcase the potential of its 313 plots of land, Ascaya commissioned five firms to design five "inspiration homes" that each reflected a unique take on a "desert contemporary" style.

When SB Architects approached the design for this property, they took a novel approach.

"The No. 1 thing they did was select the lot," he said of the firm’s choice of a triangular plot. They selected the most challenging lot, he said, " because they wanted to show what you could do."

Within the unusual land shape, the firm designed a residence with a large open layout that drew inspiration not only from the surrounding landscape, but their previous work on luxury resorts. The effect is a highly contemporary home that is simultaneously open–centered around a striking view of the landscape–and secluded: hidden behind a low-wall court and entry garden. Elements such as wood, stone and steel are tonally reminiscent of the desert landscape.

An outdoor pool, yoga garden and fire pit were designed to create a space ideal for both relaxation and entertaining. Set 1,000 feet above the Las Vegas Valley, there are views of the Valley and the world-famous Las Vegas Strip.

"The great thing about this property is that it brings a new architectural style to the Valley," Mr. Marques said.

The stats

Positioned on a triangular half-acre lot, the 6,641-square-foot two-story contemporary home has four bedrooms and six-and-a-half bathrooms.

Amenities

The residence includes a variety of amenities that recall SB Architect’s previous work in luxury resorts. This includes an infinity pool, outdoor fire pit, modern kitchen, an entertainment room, and a large three-car garage capable of fitting more in the motor court.

Neighborhood notes

Just nine miles south of Las Vegas, the development offers an exclusive residential community within reach of the city. Mr. Marques notes that Ascaya will soon have more for residents in the form of the Ascaya Clubhouse, a 23,000-square-foot exclusive club for owners and their guests. The club will feature a spa, fitness center, terrace pool, and a tennis pavilion.
