Listing of the Day

Location: Dubai, UAE

Price: AED $200 million (US$54.5 million)

This week we’re looking back on the Listings of the Day that garnered the most attention from our readers in 2017: An amenity-filled waterfront mansion in Florida, a British castle set on 32 acres, a Dubai villa with a nightclub, a 1940s home perched above Los Angeles and a grand Victorian estate on the shores of Rhode Island. Some have sold and some are still available.

Up today: An 11-bedroom Dubai villa

There’s still time to buy the ultimate party pad, a Dubai "beach palace" with its own 200-person capacity nightclub. Third in Mansion Global’s top five Listings of the Day in 2017, the bespoke villa on the tip of one of the fronds of Palm Jumeirah remains on the market, seeking an owner with a zest for entertaining. There’s enough accommodation for about 10 staff and a full chef’s kitchen. In quieter moments, you and friends could enjoy a movie in the 16-seat theater or lounge by the indoor or outdoor pool.

High-end detached villas remain the most popular property for super-rich buyers in Dubai, despite growing numbers of developments of luxury apartments, including those being built near at the Royal Atlantis also on the palm.

While the home is still on the market, according to listing records, the listing agent declined to comment on its status.

Residential property prices in Dubai have been falling slightly, by 1.9% in the three months to the end of September, according to Cluttons’s Dubai Property Market Outlook Winter 2017, with villa values experiencing their weakest performance in almost two years, falling by 2.8% in the same period. Nevertheless, the real estate agency predicted that the geopolitical changes across the Middle East will draw attention to the UAE and Dubai, especially from regional investors seeking a safe haven for their money.

Stats

Inside the villa you have 46,000 square feet of space, with 11 bedrooms, each en-suite, adding to a total of 15 bathrooms. It is set on 60,000 square feet of private land that goes straight out into the water.

Talking point

To own so much land, on the tip of a frond—there are only so many homes that can boast having the end plot— is "extremely rare" and "very exclusive," agent Leigh Williamson, real estate agent at Gulf Sotheby’s International Realty, told Mansion Global earlier this year.

It also comes with approval to moor a boat, a rare asset in Dubai.

Amenities

Floor-to-ceiling windows give water views, even from the bathtub, and you can see the Burj Al Arab and the Dubai Marina, from the beach. Surrounded by gardens—kept lush with an underground lawn sprinkler—and beach, the villa, which is in a private community, is secluded and secure.

Along with the nightclub, movie theater and pools, there is a fitness center and spa. There are four main living areas and a big private dining room, with outdoor decks for al fresco dining.
